Job Summary:

We are seeking a highly experienced Senior Retail Leasing Manager to join our team. The successful candidate will be responsible for providing input to the tenant mix strategy, supporting the Retail Asset management team in valuation assumptions related to new projects, and supporting in deal origination and negotiation on a strategic leasing basis.

Key Responsibilities:

  • Provide input to the tenant mix strategy to ensure optimal tenant mix and maximize value creation.
  • Support the Retail Asset management team in valuation assumptions related to new projects, ensuring accurate and up-to-date information.
  • Support in deal origination and negotiation on a strategic leasing basis, working closely with the Retail Delivery Team to ensure successful project outcomes.
  • Assist in sourcing and securing anchor and ancillary tenants to enhance the retail offering and drive business growth.
  • Work with the Retail Delivery Team to ensure that shops open on time, meeting business objectives and customer expectations.
  • Provide monthly update reports to the Senior Manager Retail Leasing, ensuring timely and accurate information.
  • Develop and implement a sourcing tenants' strategy to identify and secure new tenants, enhancing the retail offering and driving business growth.
  • Negotiate prices within/above range agreed with the Director - Retail Leasing, ensuring optimal pricing and maximizing value creation.
  • Issue lease proposals to potential tenants, ensuring clear and concise communication.
  • Obtain supporting documents for the lease processes, such as trade license, passport copy, Power of Attorney, Article of Association, etc., required to draft Leases/Licenses until the signing of the lease documents and paying of all monies due (rent, service charges, marketing fees, deposits, fit out deposit, etc.).
  • Track lease expiries and initiate lease renewals six months in advance, ensuring timely and effective lease management.
  • Support in the execution of the leasing plan, with the goal of maximizing value creation and improving the tenant mix.
  • Prepare annual budgetary review of the asset and recommend adjustments to market conditions if required, ensuring accurate and up-to-date information.
  • Assess leasing issues on an on-going basis and recommend strategies to mitigate risk, ensuring proactive and effective risk management.
  • Be proactive to identify issues that may have meaningful economic consequences and work on finding solutions, ensuring timely and effective issue resolution.
  • Maintain a comprehensive understanding of regional retailers and their portfolios, ensuring up-to-date information and effective tenant management.
  • Originate and expand relationships with Middle East regional retailers, enhancing the retail offering and driving business growth.
  • Work collaboratively with the various stakeholder teams and executive management, as appropriate, ensuring effective communication and collaboration.
  • Initiate and oversee legal proceedings where legal action is required relating to tenancies, ensuring timely and effective resolution.
  • Coordinate with Retail Delivery Team the design, graphics and fit out of retail units, ensuring effective and timely project delivery.
  • Ensure CRM system meets Retail Leasing needs and liaise with IT/ERP on platform maintenance and update, ensuring effective and efficient system management.
  • Assist peers in leasing activities with their projects, ensuring effective collaboration and knowledge sharing.

Qualification and Experience:

Bachelor's degree in Urban Estate Management, Business Administration, ICSC or equivalent is preferred, ensuring relevant and up-to-date knowledge and skills.

Related Year of Experience: Min of 10+ years of related experience in Retail Leasing, ensuring extensive knowledge and expertise in the field.
