**Job Summary:** We are seeking a highly experienced Senior Retail Leasing Manager to join our team. The successful candidate will be responsible for providing input to the tenant mix strategy, supporting the Retail Asset management team in valuation assumptions related to new projects, and supporting in deal origination and negotiation on a strategic leasing basis.

Key Responsibilities:

  • **Provide input to the tenant mix strategy**: Collaborate with the Retail Asset management team to develop a comprehensive tenant mix strategy that aligns with the company's goals and objectives.
  • **Support the Retail Asset management team**: Provide support to the Retail Asset management team in valuation assumptions related to new projects, ensuring that all assumptions are accurate and up-to-date.
  • **Support in deal origination and negotiation**: Work closely with the Retail Asset management team to identify potential deals and negotiate lease agreements that meet the company's requirements.
  • **Assist in sourcing and securing anchor and ancillary tenants**: Identify and secure anchor and ancillary tenants that align with the company's tenant mix strategy.
  • **Work with the Retail Delivery Team**: Collaborate with the Retail Delivery Team to ensure that shops open on time and meet the company's quality standards.
  • **Provide monthly update reports**: Provide regular update reports to the Senior Manager Retail Leasing on the progress of leasing activities.
  • **Develop and implement a sourcing tenants' strategy**: Develop and implement a comprehensive strategy for sourcing tenants that aligns with the company's goals and objectives.
  • **Negotiate prices**: Negotiate prices with tenants to ensure that they meet the company's requirements.
  • **Issue lease proposals**: Issue lease proposals to potential tenants that meet the company's requirements.
  • **Obtain supporting documents**: Obtain all necessary supporting documents from tenants, including trade licenses, passports, and power of attorney.
  • **Track lease expiries**: Track lease expiries and initiate lease renewals six months in advance.
  • **Support in the execution of the leasing plan**: Work closely with the Retail Asset management team to execute the leasing plan and maximize value creation.
  • **Prepare annual budgetary review**: Prepare an annual budgetary review of the asset and recommend adjustments to market conditions if required.
  • **Assess leasing issues**: Assess leasing issues on an ongoing basis and recommend strategies to mitigate risk.
  • **Be proactive**: Be proactive in identifying issues that may have meaningful economic consequences and work on finding solutions.
  • **Maintain a comprehensive understanding**: Maintain a comprehensive understanding of regional retailers and their portfolios.
  • **Originate and expand relationships**: Originate and expand relationships with Middle East regional retailers.
  • **Work collaboratively**: Work collaboratively with various stakeholder teams and executive management as appropriate.
  • **Initiate and oversee legal proceedings**: Initiate and oversee legal proceedings where legal action is required relating to tenancies.
  • **Coordinate with Retail Delivery Team**: Coordinate with the Retail Delivery Team on the design, graphics, and fit-out of retail units.
  • **Ensure CRM system meets Retail Leasing needs**: Ensure that the CRM system meets the Retail Leasing needs and liaise with IT/ERP on platform maintenance and updates.
  • **Assist peers in leasing activities**: Assist peers in leasing activities with their projects.

Qualifications and Experience:

  • **Bachelor's degree**: A Bachelor's degree in Urban Estate Management, Business Administration, ICSC, or equivalent is preferred.
  • **Minimum 10+ years of related experience**: A minimum of 10+ years of related experience in Retail Leasing is required.
