Job Overview

The Commercial Manager will report directly to the Director of Project Development at Aman, overseeing all commercial aspects of the company's growing portfolio of hospitality and residential development projects globally.

This role will serve as the Owners' representative on all commercial matters, including contracts and appointments, and will be responsible for providing sound advisory on commercial and contractual aspects of project delivery.

Key Responsibilities
  1. Develop and implement a framework for CAPEX reporting and cashflow management on individual projects, including appointments, contractors, and other development costs.
  2. Review and make recommendations on all commercial and contractual aspects of appointments and contracts to be entered into by the Owner.
  3. Liaise with and oversee the performance of external appointed Cost Consultant (if applicable) to ensure sound reporting.
  4. Review and challenge all commercial aspects of the procurement of projects, including tender returns and costing.
  5. Negotiate and prepare contracts as required.
  6. Review and assess any claims and variation orders, ensuring they are reflected in cost reporting.
  7. Liaise with external appointed cost consultants to agree cost reporting formats.
  8. Review and approve monthly drawdowns against contracts and appointments.
  9. Prepare and maintain overall development cashflow.
  10. Manage direct orders by the owner as required.
  11. Liaise with insurance brokers/companies to secure adequate insurance for developments.
Requirements

A relevant degree in Quantity Surveying or Project Management, with 5-10 years' experience in a similar role or consultancy with strong familiarity with all commercial aspects of delivering a project.

Fluent in English, with in-depth commercial understanding of contracts and appointments, and the ability to review and make recommendations to the owner.

A proven in-depth understanding of cost reporting/commercial management on projects, as well as experience in procurement of projects under several contracting frameworks.

Ideal experience in procurement of FF&E and a strong understanding of commercial frameworks for development cost reporting.
