**Role: CRM Executive**

**Role Purpose**:
To provide comprehensive support to the Customer Journey Service, encompassing activities from the signing of the Sales and Purchase Agreement to property handover, and extending into post-handover operations. This includes overseeing the defects liability period, addressing complaints, and managing queries throughout the customer life cycle.

**Key Responsibilities and Accountabilities**:
**1. Responsibilities between signing of SPA and property handover**:

- Develop ongoing project completion communications.
- Plan and lead Client relationship status calls, ensuring effective communication and follow-ups on open issues.
- Follow up with Clients on various matters, tracking and ensuring issue resolution.
- Coordinate the compilation and management of client handover packs.
- Manage handover appointment calendars, ensuring effective timing and coverage.
- Promptly register and respond to complaints with urgency.
- Monitor overdue customers, making recommendations for default and termination processes.
- Administer the default and termination processes.
- Oversee the key handover process to customers, adhering to the handover strategy, and manage settlement payments and documentation, including title deed transfer.

**2. Post-Handover Responsibilities**:

- Manage the defects liability period with end-users for the first year after handover.
- Assist in arranging community events, market days, and community engagement sessions to activate the community.

**3. General Responsibilities**:

- Coordinate with the Data Management team to ensure the integrity of customer data and adherence to transaction processes.
- Anticipate and identify CRM opportunities, collaborating with management, sales, and operations personnel to prioritize these opportunities.
- Escalate concerns to the Associate Manager-Customer Relations for resolution, including communication with the Client when necessary.
- Conduct regular customer research and feedback surveys.
- Implement internal process workflows.
- Monitor and review the performance of external call center operations.

**Functional/Technical Competencies**:

- Strong planning and organizing skills for effective priority management.
- Demonstrated a sense of accountability for assigned project tasks.

**Personal Characteristics and Required Background**:

- Exceptional written and verbal communication skills in English.
- Outstanding communication and customer service skills.
- Ability to demonstrate patience and handle unexpected complaints or events professionally.

**Minimum Qualifications/Education**:
