**Overview**:
As a Leasing Manager, you will play a pivotal role in overseeing the leasing process for residential or commercial properties. You will be responsible for attracting prospective tenants, managing leasing inquiries, conducting property tours, negotiating lease terms, and ensuring tenant satisfaction throughout their leasing journey. Your goal is to maintain high occupancy rates and optimize rental revenue while fostering positive relationships with tenants and stakeholders.
**Responsibilities**:
**Tenant Acquisition**:
Develop and implement strategies to attract prospective tenants.
Showcase properties to prospective tenants and highlight key features and amenities.
**Lease Negotiation**:
Conduct thorough background and credit checks on prospective tenants.
Negotiate lease terms, rental rates, and lease agreements.
Ensure compliance with fair housing regulations and company policies.
**Marketing and Promotion**:
Collaborate with marketing team to develop leasing campaigns and promotional materials.
Utilize various marketing channels, including online listings, social media, and networking events, to increase property visibility.
Monitor market trends and competitors to adjust marketing strategies accordingly.
**Tenant Relations**:
Serve as the primary point of contact for tenants throughout the leasing process.
Address tenant inquiries, concerns, and maintenance requests in a timely and professional manner.
Foster positive relationships with tenants to encourage lease renewals and referrals.
**Administrative Tasks**:
Maintain accurate records of leasing activities, including applicant information, lease agreements, and rental payments.
Coordinate move-in and move-out procedures, including property inspections and key exchanges.
Generate leasing reports and provide regular updates to management on leasing performance.
**Team Collaboration**:
Collaborate with property management team to ensure seamless transition of new tenants into properties.
Work closely with maintenance staff to address property maintenance and repair needs promptly.
Participate in team meetings and training sessions to share best practices and improve leasing processes.
**Qualifications**:
Bachelor's degree in business administration, real estate, or related field (preferred).
Proven experience in leasing, property management, or sales.
Strong negotiation and communication skills.
Knowledge of fair housing laws and leasing regulations.
Proficiency in property management software and MS Office Suite.
