Business Development and Leasing Manager

**Responsibilities**
- Identify and pursue new business opportunities, including partnerships, **acquisitions of locations** and market expansion.
- Conduct thorough **feasibility studies** for potential projects, assessing market demand, competition, financial viability, and return on investment (ROI) and present findings and recommendations to stakeholders.
- Evaluate and analyze market and trade areas, competition, traffic counts and population demographics to forecast potential merchandise sales used to justify site selection.
- Associate during new store opening i.e., drafting kick off presentation, creating marketing flyers, getting necessary government permits / permissions during store opening.
- Build & maintain effective strategic relationships with property developers, mall / building management to manage and perform real estate transactions and ensure competitiveness of leases.
- Prepare and present reports to senior management on business development activities and progress.
- Stay abreast with industry trends, demographic shifts, and competitor activities, to leverage new market opportunities, benchmark against competitors, and make recommendations for market expansion and sustainable growth.
- **Lease Proposal and Agreement Management**(new locations and lease renewals)
- **Negotiate lease terms**, rental rates, and other terms and conditions with mall management or its representatives and further actively participate in the process of legal due diligence and drafting of commercial lease terms.
- **Carry out preliminary legal review**/compare and coordinate with relevant departments ensuring all agreed commercial terms and s clauses are correctly reflected in the Municipality Contracts.
- Prepare weekly and monthly reports.
- Assume full responsibility maintaining accurate full Leasing database contact details financial information brand and developments presentation.
**Requirements**:
- Bachelor's degree level in Business Administration or related.
- Minimum of 4-5 years of experience in **retail leasing and business development**.
- Strong negotiation and communication skills.
- Knowledge of leasing agreements and real estate market trends.
- Ability to build and maintain relationships with tenants and stakeholders.
- Familiarity with real estate laws, regulations, and industry practices.
