  • Accountable for maximizing theoverall economic value of each asset assigned to the portfolio bytaking the ‘owner’s view’, ensuringimplementation of best practices defined by the Head of AssetManagement and leading the team after asset isoperational.
  • Drive the cross-functional teamthroughout the development process and provide relevant inputswhile ensuring real estate best practices are applied e.g.coordinate with leasing leads formulating target tenant mix basedon market positioning.
  • Track and driveperformance of the development projects on operating assets whileensuring lessons learned are tracked and accounted for in newprojects.
  • Work with the Strategy and AssetManagement Leads to create development briefs ensuring productalignment to consumer and customer requirements in a manner that isfinancially viable.
  • Work with the Strategy andAsset Management Leads to drive the annual Asset Plans,incorporating the executional roadmap for all outlinedinitiatives.
  • Define and drive the business planand value creation strategy/positioning for each asset by takingthe ‘owner’s view’ for the assignedportfolio.
  • Lead cross-functional team foroperating assets to implement asset-level strategic plan, ensuringcross-functional coordination to maximize assetvalue.
  • Act as the translator of businessinsights into an actionable roadmap for regional teamexecution.
  • Review asset-level annual budgetsfor Marketing, Leasing and Shopping Center Management and ensurealignment with strategic plan.
  • Leverage theexpertise from the SMBU Asset Management Senior Director and ensureimplementation.
  • Approve relevant contractadjustments, leases, renewals, and re-tenanting depending on theirvalue.
  • Work with the Strategy Lead to developthe research requirements for the assignedportfolio.
  • Conduct regular performancemonitoring (e.g. rent recovery, footfall, turnover, sales, etc.)for the assigned portfolio.
  • Work closely withthe Finance / Regional Teams (for assigned portfolio) on supportingQuarterly Forecasting and ensuring all leasing budgets are assignedunder the agreed upon framework.
  • SupportRegional Leasing Teams in the preparation and structure of leasingdeals prior to approval process.
  • CAPEXprioritization framework to be embedded in all business cases withthe relative teams prior to their submission forapproval.
  • Continuously monitor CAPEX spend vsrequests and ensure reporting in collaboration with the assetcontrol team.
  • Provide inputs for valuation teamin Corporate Finance.
  • Support in drafting anyamendments to the policies, procedures and DOA asrequired.
  • Lead the build-up of operational riskregister in the region together while ensuring clear mitigation andownership strategies are in place. Monitor and report as requiredthrough finance and MAFP to the ARC.
  • Ensurecompliance with the MAFP SMBU’s Code of Conduct,Departmental policies and HC Policies and Procedures at alltimes.
  • Be the advocate and ambassador ofaligning and cascading the MAFP values in the assigned area ofresponsibility and ensure that relevant team adhered to and exhibitthe same all the time.
