**Job Overview**:
A Listing Agent, also known as a Listing Specialist or Listing Associate, is a crucial member of a real estate brokerage or agency. They are responsible for representing property owners (sellers) in listing their properties for sale. This role involves various tasks, including conducting market analyses, developing marketing strategies, showcasing properties to potential buyers, negotiating offers, and facilitating transactions.
Execute all required steps to list a property and get it under the agreement, such as preparing listing materials and pre-listing presentations, coordinating showings, and scheduling open houses. Serves as point person in consulting with sellers in coordinating staging, property photography, repairs, home improvements, lockbox, access requirements, and other marketing activities required for showing the properties.

- Utilize various marketing channels such as online listings, social media, print advertisements, and open houses to maximize exposure.
- **Property Showcasing**:

- Coordinate property showings for interested buyers, providing guided tours and highlighting key selling points.
- Address inquiries and feedback from potential buyers, providing accurate information about the property and its surroundings.
- **Offer Negotiation**:

- Present and negotiate offers on behalf of property owners, advocating for their best interests and desired terms.
- Provide expert guidance and advice to property owners throughout the negotiation process, aiming to secure favorable outcomes.
- **Transaction Management**:

- Facilitate the transaction process from offer acceptance to closing, coordinating with attorneys, inspectors, lenders, and other parties involved.
- Ensure all contractual obligations and deadlines are met, and necessary documentation is completed accurately and promptly.

- Maintain regular communication with property owners to provide updates on listing activity, inquiries, showings, and offers.
