Holiday Homes Manager

**Position Summary**
**The Hotel Manager focuses on Asset operating performance of the Commercial, Residential, and Hospitality portfolio, prioritizes the efficient Management and maximization of Shareholder returns & mitigation of all risks, by providing stakeholders with an in depth understanding of the current and future financial performance of the assets. The Hotel Manager will be directly responsible for the preservation and enhancement of asset values, evaluate new development and manage a comprehensive investment strategy from start to finish.**
**Roles and Responsibilities**
- Complete property reviews for each asset. Conduct financial analyses, monitor operations, and implement actions to maximize long-term return on investment. Complete budgets, monitor expenses, and analyze and report variances. Provide regular reporting of operational and financial results.
- Track occupancy and average rate trends. Track new properties being considered for development. Monitor demand generators for significant increases/decreases.
- Review and benchmark the Asset’s monthly management accounts [profit and loss, statistics, and so forth] in order to identify possible areas of concern and potential improvement.
- Benchmark operations against comparable properties. Maintain a thorough understanding of all factors affecting real estate markets and submarkets associated with the portfolio.
- Perform timely strategic review, comparing properties' expected performance to ownership's investment objectives. Determine market value of properties and project future increments in market value from holding, renovating, expansion, or other strategic alternatives.
- Developing and implementing short term, intermediate and long term strategies to improve the value of the portfolio.
- Resolve conflicts: Works to reduce potential conflict between the Owner and Operators.
- Monitor capital expenditures. Create long-term capital expenditure plan. Review annual budget proposals for consistency with capex plan. Review spending requests for compliance with capital budget.
- Identify and secure an operator and ensure compliance with the management contract where relevant
- Challenge budget proposal to optimize returns during the project pre-opening stage and ensures the Capital Expenditure (CAPEX) and the operational budget is in line with the required Return on Investment (ROI) by the owner.
- Participating in special projects and multiple ad hoc work streams, Review of due diligence reports, sales or purchase agreements, financials for acquisition and liaising with project team for closing the acquisition or disposal of a property. Communication and liaison with accountants, lawyers, tax advisors and auditors
- Monitor the asset; evaluate physical condition and anticipated capital requirements. Evaluate major systems (HVAC, phone, PMS, etc.) for appropriateness and competitiveness. Ensure statutory/legal compliance.
- Negotiate and administers contracts optimally. Ensure franchise services are provided and billed properly. Ensures management contract compliance. Negotiates outside contracts (vendors, retails leases, service contracts) for optimal returns to ownership.
**Salary**: AED10,000.00 - AED15,000.00 per month
