GESTIONNAIRE DES SERVICES TECHNIQUES
Le gestionnaire des services techniques d veloppe et d ploie des programmes visant cr er un cadre de r f rence rigoureux permettant l excellence op rationnelle. Il agit en tant qu expert afin d assurer que l immeuble offre les services n cessaires aux diverses unit s d affaires, en particulier il offre l encadrement n cessaire aux quipes de gestion des r sidences, dans l atteinte des objectifs budg taires, de maintien de la valeur des actifs et d exp rience clients.

T CHES ET RESPONSABILIT S :

Sous la responsabilit du Directeur gestion des actifs, le titulaire assumera les t ches et les responsabilit s suivantes :
  • Demeurer l aff t des tendances (produits, outils, processus) et des fa ons de faire innovantes dans l industrie afin d identifier les opportunit s d am lioration pour l organisation et les partager l ensemble des quipes concern es;
  • Lors de l ouverture d une nouvelle r sidence, participer avec l quipe immobilier et l quipe mise en exploitation dans la mise en place des processus et standards Groupe Maurice;
  • Inspecter les r sidences neuves et faire les recommandations de corrections n cessaires avec les diverses parties prenantes;
  • Assurer la r solution des probl mes li s la garantie des r sidences neuves;
  • Planifier et organiser les visites selon les besoins et les priorit s des r sidences;
  • Assurer le respect et la mise jour des standards et processus GM, des codes et des r glements en vigueur, des recommandations des assureurs ou autres instance gouvernementale pour son portefeuille immobilier;
  • Inspecter les r sidences et v rifier les composantes du b timent pour toutes les disciplines, notamment en architecture, incluant l enveloppe, structure, m canique, lectricit , plomberie, syst me d incendie et syst mes pr sents dans les r sidences multilogements pour personnes g es;
  • R viser et mettre jour les routines d entretien;
  • G rer des projets CAPEX en coordonnant et en faisant ex cuter les travaux selon les crit res d ch anciers, de suivi des co ts, de qualit et produire les rapports n cessaires. Mensuellement, analyser les carts;
  • Pr parer annuellement le plan de gestion des actifs (CAPEX) avec la collaboration des diverses parties prenantes ( quipe de gestion en r sidence, conseiller loisir, alimentaire, soins, ventes, etc.);
  • Pr parer des plans quinquennaux d investissement li s aux programmes d entretien (OPEX et CAPEX);
  • Interagir avec des entrepreneurs et/ou fournisseurs de service;
  • Participer l embauche et lint gration des nouveaux gestionnaires pour leur permettre dacqu rir lexpertise technique dans lapplication des processus et standards du secteur et les former en continu afin de maintenir et am liorer les comp tences techniques requises;
  • Produire des rapports crits la suite de visites de r sidences et y indiquer les enjeux et les opportunit s, en posant un diagnostic et en apportant des solutions;
  • Apporter le soutien technique op rationnel aux r sidences quant la r solution de probl mes techniques de tous les syst mes b timents ainsi que certains syst mes technologiques tels que les syst mes de ventilation, plomberie, lectrique, alarme incendie, le syst me d appels de garde, le syst me anti-fugue, les portiers, le syst me de contr le d acc s, le syst me de vid osurveillance, etc.;
  • Veiller au bon fonctionnement des contrats corporatifs, la qualit des services rendus et communiquer au besoin avec les fournisseurs de service;
  • Assister les quipes de gestion des r sidences pour les travaux de r paration en cas de dommages subis la suite d un sinistre et s assurer que les ch ances sont les plus courtes possible afin de minimiser l impact sur les r sidents.

QUALIFICATIONS REQUISES :

Formation requise :
  • DEC en sciences du b timent ou discipline quivalente.

Exp rience :
  • Un minimum de six huit (6 8) ann es d exp rience pertinente.

Conditions de travail :
  • Poss de une voiture et un permis de conduire;
  • Disponibilit pour voyager au Qu bec.

Autres :
  • Bonne connaissance des normes et r glements touchant le domaine de la construction et du b timent;
  • Connaissance de l ensemble des composantes techniques des b timents applicables aux r sidences de personnes g es d envergure;
  • Connaissance des outils de la suite MS-Office;
  • Ma trise du fran ais et de l anglais, tant l oral qu l crit;
  • Aptitudes en communication et habilet entretenir de bonnes relations interpersonnelles;
  • Capacit faire face aux impr vus et aux changements et collaborer;
  • tre orient vers le client;
  • Esprit d analyse;
  • Capacit tablir les priorit s et respecter les ch anciers.
