Role summary

We're hiring a BMS Engineer focused on data point discovery, normalization, and mapping from existing Building Management Systems into data communication gateways—primarily Tridium Niagara N4 (and similar integration platforms).

Survey & discovery

  • Perform controller/network discovery (e.g., BACnet
    Who‑Is/I‑Am
    , device instance ranges; Modbus ID sweeps) and export native point lists (EDE/CSV/XML/DB exports where available).
  • Catalogue devices, networks, and controllers; compile PICS/EDE/register maps; identify polling vs COV opportunities; note units, scaling, and priority arrays.
  • Validate sensor/actuator semantics (AI/AO/BI/BO/AV/BV/MV) and alarm/event behaviors.

Niagara mapping & modeling

  • Create and configure
    BACnetNetwork/ModbusNetwork/OPC/KNX/M‑Bus
    containers in Niagara Workbench.
  • Discover devices and create
    proxy points
    , apply correct
    Facets/Units/Enums
    , set
    COV/poll rates
    , and implement
    histories
    &
    alarms
    where required.
  • Build
    station hierarchies
    (Site → Building → System → Equipment) and apply
    Project Haystack tags
    for equipment/points; maintain consistent naming conventions.
  • Implement
    point normalization
    (standard names, units, boolean enums, sensor types) and write conversion/transform where needed (scale, offset, bit‑masking).
  • Configure
    MQTT/REST connectors
    or other outbound connectors from Niagara for downstream data platforms.

Quality & performance

  • Define and run point validation checks (live value sanity, trend continuity, COV efficacy, update frequency, and missing data %).
  • Tune network performance (MS/TP baud, BBMD/foreign device, segmentation, Modbus scan classes) and ensure secure connectivity (TLS, user roles, certs).

Documentation & handover

  • Produce a complete
    Integration Pack
    : network diagram, device list, point dictionary (source → normalized), Niagara station backup, test plan (FAT/SAT), and O&M.
  • Train client/site teams on point models, tags, and basic Workbench workflows.

Required qualifications

  • 4+ years
    in BMS integration with hands‑on
    BACnet (IP/MS‑TP)
    and
    Modbus (TCP/RTU)
    device/point engineering.
  • Proven experience building
    Niagara N4 stations
    : device discovery, proxy point creation, histories/alarms, schedules, users/roles, certificate management.
  • Strong grasp of
    point semantics & normalization
    : units, scaling, priority arrays, COV vs polling; boolean/enum mapping; trend intervals.
  • Ability to read vendor exports (EDE, CSV, XML, db dumps) and produce
    clean point dictionaries
    .
  • Practical
    IP networking
    for OT (VLANs, routing, NAT, firewalls, BBMD), and serial comms (RS‑485 wiring, termination, biasing) troubleshooting.
  • Proficiency with tools:
