Job Purpose:

The Pre-Contract & Joinery Estimator is responsible for preparing accurate cost estimates, tender submissions, and material take-offs specifically for joinery, carpentry, and interior fit-out projects. The role ensures all projects are commercially viable, competitive, and profitable, while maintaining high standards of design and quality.

Key Responsibilities:

  • Prepare detailed pre-contract cost estimates for fit-out projects with a focus on joinery and furniture works.
  • Review architectural and interior drawings, specifications, and shop drawings to assess project scope and cost implications.
  • Conduct material take-offs, labor estimates, and subcontractor cost analysis for joinery and related interior works.
  • Source and liaise with suppliers and subcontractors to obtain competitive quotations and validate costs.
  • Develop comprehensive tender submissions, including commercial proposals and supporting documentation.
  • Conduct value engineering exercises to optimize design and cost efficiency without compromising quality.
  • Maintain and update cost databases, rate lists, and estimation templates for joinery and fit-out works.
  • Assist management in risk analysis, contract negotiations, and pre-contract planning.
  • Collaborate with project managers, design teams, and procurement to ensure estimates align with project requirements.

Qualifications & Experience:

  • Bachelor's degree in Quantity Surveying, Interior Design, Civil Engineering, or related field.
  • Minimum 3–5 years' experience as a Pre-Contract Estimator, preferably in fit-out projects with joinery/carpentry works.
  • Strong knowledge of joinery materials, finishes, fabrication, and installation techniques.
  • Proficient in estimation software (e.g., AutoCAD, MS Excel, CostX, Bluebeam) and familiar with joinery detailing.
  • Knowledge of UAE construction standards and regulations is an advantage.
