Residential Tower Facilities Manager

We are seeking an experienced facilities maintenance professional to join our team as a Residential Tower Facilities Manager. In this role, you will be responsible for overseeing the day-to-day operations and maintenance activities of the facility, ensuring all services are carried out in compliance with contract terms, industry standards, and local regulations.
The successful candidate will act as the primary point of contact between management, service providers, and tenants, monitoring and reporting on the performance of subcontractors and in-house maintenance teams. This includes developing and implementing a preventive maintenance schedule for all building systems (MEP, HVAC, Fire Safety, etc.), supervising corrective maintenance activities, and maintaining records of maintenance activities and repairs.
Key responsibilities include ensuring compliance with all safety regulations and building codes, conducting routine safety inspections, and implementing corrective actions. The ideal candidate will also coordinate with regulatory authorities for audits and inspections, manage service providers, and review vendor performance and recommend contract renewals or terminations.
The Residential Tower Facilities Manager will be responsible for overseeing the maintenance of elevators, HVAC systems, electrical and plumbing systems, and ensuring emergency backup systems are operational at all times. They will conduct routine inspections, address any system failures or inefficiencies, supervise cleaning and waste disposal activities, and implement recycling and waste management initiatives.
In addition, the facilities maintenance professional will ensure fire safety equipment is regularly inspected and maintained, conduct fire drills and emergency evacuation training, and develop and update emergency response plans. They will also prepare regular reports on facility operations, maintenance schedules, and vendor performance, attend meetings with property management and stakeholders, and maintain accurate records of maintenance logs, contracts, and regulatory permits.
This role requires a minimum 3 to 5 years of UAE experience in managing operations and maintenance within high-rise residential towers, along with a proven track record in handling building services, preventive maintenance, and contractor coordination.
