**ABOUT THE ROLE**

We are seeking a highly organized and detail-oriented Sales & Leasing CRM Specialist to join our dynamic team. In this role, you will play a vital role in ensuring the smooth transfer and rental of properties, managing client documents, and maintaining accurate sales and leasing records within our CRM system. You will be responsible for facilitating communication with external parties, processing commissions and payments, and assisting new tenants with move-in procedures.

**DUTIES & RESPONSIBILITIES**

**Sales & Transfers**:

- Facilitate the smooth transfer of properties (sales and purchases) by:

- Drafting and finalizing MOUs and SPAs.
- Arranging required NOCs.
- Processing broker commission according to agreed rates and internal policies.
- Maintain sales files with updated information and store sales documents securely for internal stakeholders like MD and Accounts.

**Leasing**:

- Process leasing documents, including Ejari contracts.
- Assist new tenants with DEWA and Empower registration before move-in.
- Share move-out procedures with tenants.
- Follow up on final DEWA and Empower bill clearances, forwarding them to accounts for reconnection of services and property managers for deposit refund calculations.

**CRM Management**:

- Convert leads from existing databases (e.g., BDF) to active clients within the CRM system.
- Manage and update client information within the CRM system.
- Generate reports to track sales and leasing performance metrics.
- Client Communication & Collections:

- Ensure timely collection of sales proceeds and rentals.
- Send and manage reminders to clients for timely payments.
- Maintain professional communication with clients, ensuring a positive customer experience.

**REQUIREMENTS**
- Minimum 3-5 years of experience in a sales or leasing role (experience in the UAE real estate industry is a strong preference).
- Proven experience working with a CRM system.
- Excellent organizational, communication, and interpersonal skills.
- Strong attention to detail and accuracy.
- Ability to prioritize tasks, manage multiple deadlines, and work independently.
- Proficiency in MS Office Suite (Word, Excel, PowerPoint).
- Knowledge of UAE real estate regulations and procedures is a plus.
- Experience in drafting basic agreements (MOUs, SPAs) is a plus.

Pay: AED6,000.00 - AED8,000.00 per month
