**Job Purpose**:
The Property Manager is responsible for maximizing the value and profitability of the property portfolio by effectively managing all aspects of property operations, including leasing, maintenance, tenant relations, and financial performance. This role ensures that properties are well-maintained, compliant with regulations, and meet the needs of tenants and landlords.
**Key Responsibility**:
**1. Client Communication and Relation**:
- Ensure high tenant satisfaction by addressing concerns and resolving issues in a timely and efficient manner.
- Oversee the onboarding and exit processes for tenants, ensuring seamless transitions.
- Manage tenant communication regarding maintenance, rent collection, and policy changes.
- Handle tenant move-ins and move-outs. Address tenant issues and complaints.
**2. Property Maintenance and Inspections**:
- Coordinate and oversee all property maintenance activities, including preventive and corrective maintenance.
- Manage vendor relationships and contracts for property maintenance and services.
- Regularly inspect properties to ensure compliance with safety and building regulations.
**3. Property Portfolio and Financial Management**:
- Oversee day-to-day operations of the property portfolio, ensuring all properties are well-maintained.
- Monitor and analyze the financial performance of properties, including budgeting, forecasting, and reporting.
- Implement cost-effective maintenance programs to enhance property value and tenant satisfaction.
- Review financial performance and provide monthly and quarterly reports to senior management or property owners.
**5. Property Acquisition Strategy**:
- Identify new property acquisition opportunities through market research, networking, and relationship-building with property owners and developers.
- Conduct feasibility studies and financial analysis for potential acquisitions.
- Prepare proposals and negotiate terms with property owners for new acquisitions
**6. Compliance & Documentation**:
- Prepare and manage lease agreements.
- Ensure compliance with local property laws and regulations.
- Manage property documentation, including leases, contracts, and tenant records.
**7. Marketing and Leasing**:
- Develop and implement marketing strategies for vacant properties.
- Coordinate with marketing teams to promote properties.
- Conduct property showings and lease negotiations.
**Qualifications**:
- Bachelor's degree in Business Administration or a related field.
- Minimum of 7 years of experience in property management, with a proven track record in acquiring new properties.
- Strong knowledge of local real estate markets, property laws, and regulations.
- Excellent communication, negotiation, and interpersonal skills.
- Financial acumen with the ability to analyze property performance and manage budgets.
- Proficiency in property management software, CRM systems, and Microsoft suites.
