Job Description: Assistant Property Manager

Key Responsibilities:

- Tenant Relations: Serve as the primary point of contact for tenants, addressing inquiries, concerns, and maintenance requests promptly. Foster positive relationships and ensure tenant satisfaction.
- Leasing and Occupancy: Manage all aspects of leasing, including marketing vacant units, conducting property tours, screening prospective tenants, and executing lease agreements. Ensure high occupancy rates.
- Rent Collection and Financial Management: Oversee rent collection, ensure timely payments, and handle late payments or delinquencies. Prepare financial reports, including monthly income and expense statements. Assist in budgeting and forecasting.
- Maintenance and Repairs: Coordinate and supervise maintenance activities, ensuring that all properties are well-maintained. Work closely with maintenance staff and external contractors to address repairs and renovations in a timely manner.
- Legal Compliance: Ensure all properties comply with local, state, and federal regulations, including health and safety codes. Stay updated on legal changes that affect property management.
- Vendor Management: Build and maintain strong relationships with vendors and service providers. Negotiate contracts and oversee performance to ensure quality service at competitive rates.
- Property Inspections: Conduct regular property inspections to ensure the properties are in good condition, identify any issues, and recommend improvements.
- Reporting and Documentation: Maintain accurate records of all transactions, tenant communications, lease agreements, and property inspections.
- Owner Communication: Act as the liaison between property owners and tenants. Provide regular updates on property performance and address any owner concerns or requests.

Qualifications:

- Proven experience as a Property Manager or in a similar role, with real estate experience preferred but not required
- Strong knowledge of property management software and or similar tools like Zoho (not mandatory)
- Excellent communication and interpersonal skills, with the ability to handle tenant issues professionally
- Strong organizational and time-management abilities
- Ability to work independently and as part of a team
- Knowledge of relevant laws and regulations, including landlord-tenant laws
- Strong problem-solving skills and attention to detail
- Ability to manage multiple properties and prioritize tasks effectively

Education and Experience:

- Bachelor’s degree in business, real estate, or a related field preferred but not mandatory
