**Duties and Responsibilities**
- **Financial Record-Keeping**: Maintain accurate and organized financial records for all real estate and holiday home transactions, including property acquisitions, sales, rental income, and expenses.A/C Payables management inc. preparing/issuing cheques, TTs & accounting entries
- **Bookkeeping**: Perform day-to-day bookkeeping tasks, such as recording transactions, reconciling bank statements, and managing accounts payable and receivable.
- **Financial Reporting**: Prepare financial statements, including balance sheets, income statements, and cash flow statements, on a regular basis to provide an overview of the financial performance of real estate and holiday home assets.
- **Budgeting and Forecasting**: Collaborate with property managers and owners to create budgets and financial forecasts for individual properties and the overall portfolio. Cashflows forecasting
- **Tax Compliance**: Stay up-to-date with tax laws and regulations relevant to real estate and vacation rentals, ensuring compliance with all tax requirements and optimizing available tax deductions.Value Added Tax Accounting Inc. Tax Invoicing & FTA VAT Return
- **Depreciation and Amortization**: Account for depreciation and amortization of real estate assets, understanding their impact on financial statements and tax liabilities.
- **Expense Management**: Monitor and manage expenses related to real estate and holiday homes, including property maintenance, repairs, insurance, and utilities.
- **Rent and Lease Management**: Handle rent collections, lease agreements, and rental income reporting for holiday homes and long-term rental properties.
- **Cash Flow Management**: Monitor cash flow to ensure sufficient liquidity for operational expenses, mortgage payments, and other financial obligations.
- **Financial Analysis**: Conduct financial analysis on real estate projects and holiday homes, assessing investment performance, profitability, and potential risks.
- **Audit Support**: Coordinate with external auditors during financial audits, providing necessary documentation and explanations related to real estate and holiday home accounting practices.
- **Financial Systems and Software**: Utilize specialized accounting software and tools to streamline financial processes and ensure accurate financial reporting.
- **Compliance and Regulations**: Ensure adherence to accounting principles, industry regulations, and legal requirements governing real estate and vacation rental accounting.

**Qualifications**:

- Bachelor's degree in Accounting, Finance, or a related field.
- Proficiency in accounting software and Microsoft Excel, Tally and other software.
- Strong knowledge of accounting principles, tax regulations, and financial reporting standards.
- Attention to detail and a high level of accuracy in financial record-keeping.
- Excellent analytical and problem-solving skills.
- Effective communication and interpersonal abilities to work with various stakeholders.
- Ability to work independently and as part of a team, handling multiple tasks simultaneously.
