**Role Overview**:
The seasoned & qualified Head of PM will oversee the management of all Company Properties, driving success for the functions of Sales & Leasing of Real Estates, Engineering & Maintenance of all Properties & Master Plan.

Accountable for maximizing revenues, minimizing operating expenses, adhering to the annual budget and following all Company policies and procedures by implementing the Company’s vision and objectives, while driving and monitoring various plans.

**Main Duties**:

- Oversee the implementation of the Property Management strategy, corporate communications strategies and policies in line with company's business development objectives and market trends.
- Ensure that policies and procedures for the Property Management are documented and adhered to.
- Ensure that all the technology needs of the function are identified to ensure that its processes are performed efficiently and cost-effectively.
- Identify strengths and challenges in each team & function in order to improve efficiency and effectiveness and foster a professional culture where staff can accomplish goals.
- Ensure that all staff acquire the required skills and knowledge through appropriate learning and development programs in coordination with HR.
- Review, consolidates and monitors the Property Management budget.
- Ensures compliance with corporate governance policies and procedures in the execution of property management activities.
- Oversees all events planning and implementation for company's Properties.
- Develop and maintain relations with external agencies such as market research firms, PR agencies etc., and monitor consultants and third party contractors.
- Review marketing communications and public relations including branding, press releases, advertising, marketing materials, publications, ATL/BTL/Digital and online marketing.

**Real Estate**
- Oversee the Sales & Leasing function for efficient management of residential and commercial properties as well as various resources, to ensure that the functions are managed efficiently, effectively and in a timely manner.
- Direct the Sales & Leasing strategy, goals, objectives, and programs.

**Engineering & Maintenance**
- Visit sites on a regular basis to mentor Engineering & Maintenance works and monitor ongoing issues at the properties.
- Achieve a detailed understanding of the Engineering & Maintenance Contract documents (drawings and specifications), phasing plans, MEP systems interrelationships, construction sequencing and project schedule.
- Facilitate problem solving, as may arise, between Engineering & Maintenance Subcontractors.
- Validate design issues related to MEP and suggest alternative solutions.
- Assist in the scope review, budgeting and justification of Engineering & Maintenance changes.

**Master Planning**
- Ensure successful achievement of projects mission and goals and be responsible for its execution.
- Follow up with various departments within the company in all Project related matters for the implementation of the Project.
- Ensure successful completion of the Project within the budget and on time.
- Responsible for planning and scheduling of all major activities of the Project to achieve timely completion.
- Responsible for resolving issues related to the day-to-day running of the Project.
- Overall responsible for overseeing and effective execution of all project related activities.
- Determine & validate all Project requirements (Technical and General).
- Ensure the timely submittal of all project documents and obtaining approvals.
- Arrange timely clearances, approvals, permissions, etc as may require from time to time from any of the statutory authorities during the execution of the Project.
- Assignment of all project related activities to all resources.
- Validate the requirement of all project resources (materials, machinery, and manpower) as per schedule and arrange for the availability of the same.

**Minimum Qualifications**:

- MBA or Masters of Project Management from a reputed educational institute.
- Bachelor Degree in Civil Engineering or equivalent Engineering Degree
- Relevant industry certifications (e.g. MEP, real estate, property management, business administration, contracts management, etc.)
- PMP certified

**Required Experience**:

- A minimum of 15-20 years of direct experience, with focus on regional and UAE property management, complex engineering projects, and real estate sales and leasing.
- Experience of implementation of property management strategy and operations related aspects. Full understanding of its financial aspects.
- Gulf cultural awareness and understanding.
- Strong analytical and interpersonal skills.
- Professional skills in preparing presentation and executive material for session management.
- Prior experience in handling large team in complex environment and managing complex projects and maintenance contracts.
- Innovative and able to contribute to new ideas.
- Strong Leadership skills
