**About the role**:
**Responsibilities**:

- **1.**_ _**Client Engagement and Advisory**:_
- Collaborate with prospective buyers to understand their financial requirements and mortgage preferences.
- Provide tailored guidance based on client financial situations, property preferences, and long-term objectives.
- Advise clients on suitable mortgage options aligned with their financial goals and property aspirations.
- **2.**_ _**Mortgage Options Research and Presentation**:_
- Conduct comprehensive research to identify mortgage options from reputable lenders, considering interest rates, terms, and fees.
- Present clients with well-structured mortgage choices, offering detailed comparisons for informed decision-making.
- Explain intricate features of different mortgage products, ensuring clients understand implications clearly.
- **3.**_ _**Application Support and Documentation**:_
- Ensure clients compile necessary documents for efficient mortgage processing, meticulously reviewing them for completeness.
- Verify submitted documentation for compliance with lender requisites, rectifying any discrepancies.
- **4.**_ _**Lender Negotiations and Collaboration**:_
- Negotiate with lenders to secure competitive interest rates and favorable terms, aiming to provide clients with advantageous mortgage solutions.
- Maintain open communication with lenders to facilitate smooth interactions and timely updates.
- **5.**_ _**Internal and External Coordination**:_
- Collaborate closely with our sales and marketing teams to ensure clients receive accurate information about mortgage options during property purchases.
- Liaise with internal departments, such as legal and finance, for streamlined coordination of mortgage-related affairs.
- **6.**_ _**Industry Insight and Compliance**:_
- Stay up-to-date with industry trends, mortgage regulations, and financial market conditions, offering valuable insights to clients.
- Participate in relevant industry events and engage in continuous learning to enhance mortgage expertise.
- Adhere to established compliance protocols, encompassing financial regulations and data protection standards.

**Requirements**:

- **1.**_ _**Skills**:_
- **Drafting Software Proficiency**: mastery in tools like AutoCAD, Revit, and Archicar.
- **Mortgage Products Knowledge**: strong understanding of various types of mortgage products, including fixed-rate mortgages, adjustable-rate mortgages (ARMs), and more.
- **Financial Analysis**: proficiency in analyzing financial documents, including credit reports, income statements, and tax returns, to determine a borrower's creditworthiness and eligibility for different mortgage options.
- **Interest Rate Calculation**: ability to calculate and explain different interest rate scenarios, including how interest rates impact monthly payments and overall mortgage costs.
- **Lending Guidelines and Regulations**: familiarity with lending guidelines set by regulatory bodies.
- **Mortgage Software**: proficiency in using mortgage software and tools for loan origination, underwriting, and processing.
- **Credit Analysis**: ability to assess credit reports, credit scores, and credit histories to determine the risk level associated with lending to a particular borrower.
- **Financial Calculation Tools**: proficiency in using financial calculators and tools to calculate loan-to-value ratios (LTV), debt-to-income ratios (DTI), and other essential financial metrics.
- **Property Valuation**: basic knowledge of property valuation methods and appraisals to evaluate the value of the property being financed.
- **Loan Documentation**: knowledge of the various documents required for loan approval and closing, including loan estimates, closing disclosure forms, and promissory notes.
- **2.**_ _**Qualifications and Experience**:_
- Bachelor’s degree in finance, business, economics, or related field is required.
- 5+ years experience as a Mortgage Specialist, or Mortgage Broker, or in a similar role.
