Facility Manager

Administrative activities:
- Responsible for taking decisions on project work modifications / alteration being carried out inside the premises of the hospital.
- Responsible for maintaining and renovating utility equipment in various areas.
- Periodically liaises with government organizations and other establishments in relation with the maintenance department to comply with local and international applicable standards/law's requirement.
- Responsible for planning the budget and execution of various projects inside the premises of the hospital.
- Takes decisions according to the hospital policy and in coordination with the management.
- Responsible for looking after the welfare of the staff in the department.
- Arranges for the appropriate contractors for particular jobs with the help of the systemincharge.
- Prepares longterm plans for projected renovation/modifications.
- Responsible for preparing the project budget for maintenance activities.
- Contributes to Quality initiatives.
- Undertakes daytoday meetings with engineers/supervisors to analyze problems and find solutions.
- Coordinates with other departments for different projects.
- Analyzes the daytoday problems which are recurring in nature and finds solutions for the same.
- Conducts appraisals for staff with the help of Assistant Engineer and System/In Charges.
- Investigates complaints and takes the necessary action accordingly.
- Takes personnel decisions regarding the staff.
- Responsible for disciplined departmental functioning.
- Designs specific targets in the departments.
- Solves work related problems faced by technicians/supervisors.
- Manages the respective section in daytoday activities.
- Schedules and conducts routine preventive maintenance work.
- Organizes manpower and materials for the daytoday activities.
- Assigns work to the technicians.
- Overlooks the contract jobs in the respective fields.
- Take care of the welfare of staff.
- Participates as an active member of the Facility Management Systems (FMS) committee.
- Identifies risk factors and takes the necessary actions. To review departmental policies and SOPS.
_ENVIRONMENTAL activities _
- Demonstrate in depth knowledge of OSHMS Policies and Procedures and ensures its implementation in the hospital.
- Adheres to the appropriate Indoor Air Quality requirements as per OSHMS, local and international applicable standards across the premises.
- Responsible for proper documentation as per OSHMS guidelines within the department.
- To Comply and enforce OSHMS/Local/International guidelines in coordination with management.
- Monitors and implements energy saving methods and performance of utility consumption like water, electricity, paper, waste material, etc.
- Develop and implement appropriate OSH management by ensuring OSH management systems are in place and operating effectively.
- OSH roles and responsibilities include:
- Allocate responsibility for OSH management and delegation of authorities;
- Ensure adequatebudget and resources for OSH management;
- Ensure appropriate OSH supervision of employees;
- Implement and monitor effectiveness of risk management program(s);
- Ensure appropriate hazard and incident investigations;
- Regularly discuss OSH issues at meetings of departments, divisions or senior management;
- Ensure provision of OSH information, training and supervision; and
- Ensure appropriate emergency procedures are developed.
- Comply with reasonable OSH instructions, policies and safe working procedures
- Use of appropriate personal protective equipment and safety systems.
- Be familiar with emergency and evacuation procedures
- Not willfully or recklessly endanger anyone's health and safety
- Assist with the preparation of risk assessments
- Report OSH Hazards, incidents, Near misses and issues
- Reduce, Reuse, Recycling of waste as much as possible
- Attend all OSH Trainings, awareness programs and mock drills. Participates in the OSHMS audits, inspections, ensuring standards are maintained.
_ELECTRICAL activities _
- Checks the logbook for the day's work.
- Allocates manpower according to the works needed.
- Arranges for the required materials.
- To indent the materials if items are not available.
- Allocates preventive maintenance work.
- Ensures that the allocated work is completed.
- Coordinates with Abu Dhabi Distribution Center (ADDC) for the supply of power.
- Prepares for preventive maintenance.
- To keep the HVAC system well maintained by the Technicians.
- To direct technicians to carry out modification works required for the A/C.
- To instruct Ac tech to Maintains and inspects the chilled water line system.
- Plans for shutdown works and carryout the same.
- To inspect all A/C equipment's.
- Prepares budget for major renovations/modifications.
- Carries out other works as and when assigned.
