Connecting Minds HR Services is a UAE-based boutique executive search firm specializing in senior leadership and niche technical hiring across the GCC and international markets. We have strong expertise in supporting clients within the real estate, construction, infrastructure, engineering, and property development sectors, with a focus on identifying high-calibre professionals for critical and project-driven roles.

We are currently hiring an experienced Facilities Manager for a leading real estate and property development organization in the UAE.

Role Summary

The Facilities Manager will be responsible for overseeing the technical operations, maintenance, and overall facilities management of residential buildings and communities. The role requires a technically strong professional with an MEP engineering background and extensive experience managing residential properties.

The successful candidate must be able to ensure the efficient operation of all building systems, maintain high service standards, manage contractors and service providers, and ensure compliance with health, safety, and regulatory requirements.

Key Responsibilities

• Manage the day-to-day facilities operations and maintenance of residential buildings and communities.
• Oversee all mechanical, electrical, plumbing, HVAC, fire and life safety, and other building systems.
• Develop and implement preventive and corrective maintenance programmes.
• Monitor the performance of MEP systems and ensure timely resolution of technical issues.
• Manage annual maintenance contracts, contractors, suppliers, and facilities management service providers.
• Conduct regular inspections of buildings, common areas, equipment, and technical facilities.
• Ensure all facilities operations comply with health, safety, quality, and regulatory standards.
• Monitor service-level agreements, key performance indicators, maintenance schedules, and contractor performance.
• Prepare and manage facilities budgets, maintenance costs, and operational expenditure.
• Coordinate with property management, security, housekeeping, customer service, and other internal departments.
• Handle technical escalations and ensure complaints from residents are resolved efficiently.
• Support handover, snagging, defect rectification, and building improvement activities when required.
• Maintain accurate reports, maintenance records, inspection reports, and technical documentation.

Required Qualifications and Experience

• Bachelor's degree in Mechanical, Electrical, or MEP Engineering.
• Proven experience working as a Facilities Manager or in a similar facilities management position.
• Strong technical knowledge of MEP systems and residential building operations.
• Mandatory experience managing residential buildings, residential communities, apartments, or high-rise residential developments.
• Experience limited to industrial, commercial, hospitality, or infrastructure facilities without residential building exposure will not be considered.
• Strong knowledge of preventive maintenance, contractor management, health and safety, and facilities management standards.
• Excellent problem-solving, leadership, communication, and stakeholder-management skills.
• Fluency in Arabic and English is mandatory.
• UAE or GCC facilities management experience is strongly preferred.
