As an Assistant Leasing Manager in the retail sector, you will play a pivotal role in supporting the leasing activities for Sahara Centre. Working closely with our Leasing General Manager, you will assist in attracting and securing tenants, negotiating lease agreements, and maintaining positive relationships with existing tenants.Responsibilities:Tenant Acquisition: Assist in identifying potential retail tenants to fill vacancies within the property portfolio. This involves conducting market research, prospecting potential tenants, and actively seeking out opportunities to expand the tenant mix.Lease Negotiation:Support the Leasing Manager in negotiating lease terms and rental rates with prospective tenants. Collaborate with legal and financial teams to ensure that lease agreements are fair, compliant, and beneficial to both parties.Property Tours and Presentations:Conduct property tours for prospective retail tenants, showcasing available spaces and highlighting key features, amenities, and location advantages. Prepare and deliver presentations to effectively communicate the value proposition of leasing within the property.Tenant Relationship Management: Cultivate and maintain positive relationships with existing retail tenants. Address tenant inquiries, concerns, and requests in a timely and professional manner to enhance tenant satisfaction and retention.Lease Administration: Assist in preparing lease documents, including lease proposals, agreements, amendments, and renewals. Ensure all lease-related paperwork is accurate, compliant, and properly executed.Market Analysis:Conduct market analysis and competitive benchmarking to stay informed about industry trends, market dynamics, and competitor activities. Use this information to inform leasing strategies and identify opportunities for growth and optimization.Budgeting and Forecasting:Support the Leasing Manager in developing leasing budgets, forecasts, and projections for the retail property portfolio. Monitor leasing performance against targets and provide regular reports and updates to stakeholders.Tenant Coordination: Collaborate with other internal teams, such as property management, construction, and marketing, to coordinate tenant fit-outs, renovations, and promotional activities. Ensure that tenant requirements are met and that any disruptions to business operations are minimized.Compliance and Regulations: Stay current with local zoning regulations, lease laws, and industry standards governing retail leasing. Ensure that all leasing activities adhere to legal and regulatory requirements.Qualifications:Bachelor’s degree in Business Administration, Real Estate, Marketing, or related field.Previous experience in retail leasing, commercial real estate, or property management.Strong negotiation and communication skills, with the ability to build and maintain relationships with tenants, landlords, and external partners.Knowledge of leasing principles, contract law, and lease negotiation techniques.Analytical mindset with the ability to interpret market data, financial reports, and lease documents.Proficiency in Microsoft Office Suite and leasing management software.Detail-oriented with excellent organizational and time management skills.Ability to work independently and collaboratively in a fast-paced, deadline-driven environment.Skills:Lease negotiationMarket analysisLease administrationBudgeting and forecastingCompliance and regulationsCommunication and presentationTeam collaboration
