Develop and implement project plans, schedules,and budgets for Property development projects.
Coordinate with architects, engineers,contractors, and subcontractors to ensure timely and successful projectcompletion.
Monitor project progressgiven by project manager on site and ensure adherence to timelines for timelycompletion of project. Highlight deviations on weekly basis toprincipals.
Property Management:
Overseethe day-to-day operations of properties, including residential, commercial, orindustrial.
Market available spaces, conduct tenantscreenings, negotiate leases, and manage lease agreements and renewals.
Coordinate maintenance and repairs, managevendors and service providers, and ensure properties are well-maintained andcompliant with regulations. Resource Management: Obtain necessary quote, do proper pricecomparison, Procure materials and negotiate contracts with vendors andsuppliers, and ensure timely delivery to the construction site.
Prepare and manage project budgets, trackexpenses, and ensure projects stay within budget constraints.
Monitor property income and expenses, analyzefinancial reports, and implement cost-saving strategies where possible.
Handle rent collection, billing, and financialreporting for assigned properties.
Build and maintain positive relationships withtenants, address their inquiries and concerns promptly, and provide excellentcustomer service.
Handle tenant complaints, maintenance requests,and emergency situations professionally and efficiently.
Implement tenant retention strategies tominimize vacancies and maximize occupancy rates. Compliance and Risk Management: Ensure properties and projects comply withlocal, state, and federal regulations, zoning laws, and building codes.
Identify potential risks and liabilities,implement risk management strategies, and maintain proper insurance coverage.
Conduct regular property inspections andassessments to identify maintenance needs, safety hazards, and complianceissues. Reporting and Communication: Prepare regular reports on project and propertyperformance, financial metrics, occupancy rates, and other key indicators.
Communicate effectively with senior management,stakeholders, and team members to provide updates, discuss issues, andcollaborate on solutions.
Participate in meetings, presentations, anddiscussions related to project and property management activities. Requirements Bachelor's degree in Real Estate, BusinessAdministration,
Construction Management,
orrelated field (preferred).
Strong knowledge of real estate industrypractices, regulations, and market trends.
Excellent communication, negotiation, andinterpersonal skills.
Proficiency in property management software andtools.
Financial acumen with experience in budgeting,financial analysis, and reporting.
Ability to multitask, prioritizeresponsibilities, and work well under pressure.
Problem-solving skills and attention to detail.
