Position Overview:

Casa Vista Development is seeking a highly skilled Finance Manager with strong experience in real estate development and off-plan development projects. The role is responsible for leading the company's financial planning, analysis, reporting, and compliance functions. The Finance Manager will ensure robust financial governance, drive cash flow optimisation, strengthen profitability, and support strategic business growth.

Key Responsibilities:

Financial Planning & Analysis

  • Lead the annual budgeting and forecasting process across all business units.
  • Develop monthly, quarterly, and annual P&L reports, financial models, and variance analyses.
  • Provide strategic insights, performance reviews, and recommendations to senior management to support effective business decisions.
  • Monitor project-level and company-wide financial KPIs, highlighting risks and opportunities.

Cash Flow & Treasury Management

  • Oversee day-to-day cash flow management, ensuring optimal liquidity and working capital allocation.
  • Forecast cash requirements for new and ongoing off-plan development projects.

Financial Reporting

  • Prepare and present timely and accurate monthly financial statements, management accounts, and performance dashboards.
  • Ensure compliance with IFRS and internal accounting policies.

Compliance, Tax & Governance

  • Oversee UAE Corporate Tax compliance, including tax planning, filings, and audits.
  • Manage VAT compliance, including returns, reconciliations, and adherence to FTA regulations.
  • Ensure full compliance with relevant financial, regulatory, and statutory frameworks applicable to real estate development in the UAE.
  • Liaise with external auditors and regulatory authorities as required.

Project & Development Finance (Real Estate Focus)

  • Monitor financial viability and feasibility of off-plan projects, including cost control, sales revenue projections, and ROI analysis.
  • Work closely with project, sales, and development teams to ensure accurate financial tracking of each development phase.
  • Support pricing strategies and financial models for off-plan sales launches.

Operational & Strategic Leadership

  • Drive continuous improvement in financial processes, systems, and internal controls.
  • Support senior leadership in shaping business strategy and long-term growth plans.
  • Lead and mentor the finance team, ensuring high performance, accuracy, and accountability.

Qualifications & Experience

Education & Certifications

  • Bachelor's degree in Finance, Accounting, Economics, or related field (mandatory).
  • Professional qualifications preferred: ACCA, CPA, CMA, CA, or equivalent.
  • IFRS certification or proven IFRS experience is an advantage.

Experience

  • Minimum 7–10 years of experience in finance, with at least 3–5 years in the UAE real estate development or off-plan sector.
  • Strong background in budgeting, forecasting, financial modelling, P&L management, and cash flow control.
  • Demonstrated experience managing tax and VAT compliance in the UAE.
  • Proven ability to lead financial reporting cycles and provide strategic financial insights to management.

Skills & Competencies

  • Excellent analytical, financial modelling, and forecasting skills.
  • Strong understanding of real estate project finance, revenue recognition, and development cash cycles.
  • Proficient in ERP systems and advanced Excel.
  • High level of integrity, professionalism, and attention to detail.
  • Strong communication skills with the ability to present complex information clearly.
