Assistant Manager – Real Estate

Job Purpose:
This position is part of our Emiratization program. The Assistant Manager – Real Estate will be responsible for implementing strategies to ensure brand expansion across the region in line with AMR growth plans. The role involves identifying and acquiring new sites, managing lease negotiations, and overseeing the process until store openings. The position also requires building and maintaining strong relationships with landlords and stakeholders to secure favorable agreements and support long-term growth.
Key Responsibilities
- Lead site acquisitions across the region, from identification to handover to construction.
- Execute the real estate strategy in alignment with business objectives and expansion plans.
- Ensure a strong pipeline of locations is developed to meet growth expectations.
- Negotiate and finalize lease agreements, including rent reductions and renewals.
- Conduct market insights and trade zone analysis to guide decision-making.
- Build and maintain trade zone files, pipeline reports, and store documentation.
- Foster relationships with landlords, developers, investment funds, and authorities.
- Manage the disposal of closed or surplus stores in line with market conditions.
- Minimize property cost inflation and deliver cost efficiencies across the portfolio.
Qualifications and Experience
- Bachelor's degree in business management or related field.
- 2–5 years of post-graduate experience in multi-unit development, preferably within retail or hospitality.
- Proven integrity, professionalism, and ability to manage conflicts with resilience.
- Strong commercial acumen, process-driven mindset, and determination to achieve results.
Knowledge and Skills
- In-depth knowledge of retail or hospitality industries, trends, and market practices.
- Strong understanding of property law, lease negotiations, taxes, and financial management.
- Skilled in asset management and familiarity with triple net leases.
- Excellent negotiation, communication, and stakeholder management skills.
- Strategic thinker with strong analytical and problem-solving abilities.
