Role Summary
To supervise and lead the day-to-day operation and maintenance of facilities listed under non-retail vertical inclusive of but not limited to warehouses, factories, labor camps, e-commerce, and logistic centers and ensure that all aspects of building maintenance are taken into consideration to carry out preventive, reactive, corrective and pro-active maintenance of Chillers, HVAC &MEP services. The candidate shall be required to ensure the maintenance team is deployed effectively for delivering quality and timely services. Manage all specialist sub-contractors for service delivery. Deal with BU representatives and stakeholders as & when needed to address their concerns thereby effectively maintaining a high level of customer service and satisfaction with Zero complaints / outstanding issues.
Key Success Drivers including Accountabilities and Responsibilities
Organize the manpower required for each job, ensuring that adequate staff are available at each site at the designated time based on nature and amount of planned and unplanned work.
Meet with the Business unit's representative and stakeholders as and when required regarding any request/complaints, resolve issues where appropriate or refer to the line manager. Continuously work towards high levels of customer satisfaction at all times in order to provide quality and sustainable services to the end users.
Manage all specialist sub-contractors (inclusive of but not limited to House Keeping, Pest Control, all SSPs, etc.) thereby coordinating with their field team ensuring that all planned and unplanned maintenance works are carried out in time and quality as per industry best practices and standards.
Ensure the observance of all guidelines, instructions and conditions applicable to the Operations & Facilities department and as laid down by the U.A.E. law, the company and its owners.
In addition to looking after hard and soft FM aspects for each facility, operate and maintain solar power generation plants, multilayer racking systems, conveyor systems, ETP Plants, Ammonia Plants, etc. as and where applicable.
Ensure that all work orders logged in Revo/CAFM system are completed at site and timely closed in the portal upon obtaining customer satisfaction confirmation. Any customer dis-satisfaction to be reviewed to identify the gaps and action plan figured out and implemented for improvements.
Proactively tracks all facilities service requests and ensures requests are completed within established timelines and quality standards. Ensure all outstanding / ongoing issues (both in-house & Specialist systems) are tracked and followed up with responsible person / team for timely rectifications. Any conflicts / delays / stages requiring commercial discussion should be timely escalated to next reporting level.
Managing the issuance and execution of PPMs assigned to FM team ensuring 100 % completion each month.
Ensuring all statutory inspections are completed as per annual plan, coordination with 3rd party to be done to schedule visits, execute inspections and obtaining TPI certificates.
Ensure all materials (tools, parts and consumables) necessary to carry out maintenance are arranged in time or prior to work execution with proper reference work orders. For the tools which require calibration, should liaise with stores / respective vendor ensuring all such requirements are met.
To prepare a building wise critical spare parts list for every building and propose a minimum stock level based on consumption records, nature of criticality and lead time. Also, periodic stock checks to be done to ensure a minimum quantity of the critical spare parts / Materials and Consumables are available all the time in stock.
Maximize communication and co-operation between the other Engineers & Facility Managers.
Identify opportunities for improvements in building standards and applied maintenance strategy and propose an implementation plan.
Organize and attend regular staff meetings, using them as a basis for the continuous improvement of standards in quality working and behavior. Ensure the technicians deliver works up to standards and best practices.
Identify any gaps in the skills of the labour force and arrange for appropriate internal training as & when required.
Ensure the team behaves appropriately and are well groomed and carry their ID at all the times when at site, periodic audits to be done and report submitted.
Carry out quality control spot checks and audits on all maintenance carried out by the in-house team and also the SSP team. This should cover but not limited to quality audit on Preventive and reactive maintenance works carried out at site. Specialist contractor's maintenance spot checks and review their service reports verifying against site conditions.
Ensure building handover documents received from projects are properly maintained and records periodically updated.
Maintain the buildings to the high standards (UAE Fire Code, NFPA, SFG-20 & ASHRAE) and identify any shortcomings and non-compliances, same to be reported to the line manager as & when.
Carry out periodic (daily / weekly / monthly) inspection of building and take appropriate action on abnormalities. Prepare and submit summary report about building condition and recommendations. Maintain records of daily operational activities and prepare reports.
Prepare and maintain checklist of periodic inspection for all utility / plant rooms, etc.
Periodic inspections of all signage, furniture and equipment ensuring issues at site are pro-actively identified and corrective action being taken to remedy.

All initial incident reports to be submitted to Assistant FM within maximum 12 hours of incident. To follow up with responsible team to investigate the cause and submit detailed report to Assistant FM within 06 days of incident.
To create and maintain a building wise tracker of all PPM, reactive, proactive tasks, tasks related to all other service.
To submit inputs for monthly reports within the timelines set by the management.
Work closely with the QHSE team to address their concerns and close on priority the observations recorded by the HSE team submitted in the form of inspection reports.
Ensure everyone in the team adheres to QHSE requirements while working, uses appropriate PPEs and works are carried out as per approved RAMS documents. TBT to be conducted before carrying out any major works and attendance recorded.
Ensure safe systems of work (SSOW) are applied and followed at all times where necessary e.g. Permit to Work (PTW), Lock-out Tag-out (LOTO), Fall protections, PPE, etc.
Carry-out and document risk assessments for all tasks to be carried out. Communicate risks attached to work to employees and sub-contractors through Toolbox Talks (TBT) and informal means to ensure they understand and know the steps to take prevent harm to themselves and others.
Maintain a log for PAT test for all appliances belonging to GMG FM Team, accordingly conduct the test and keep the tracker updated. To submit reviewed and updated PAT test tracker by end of each month. Accordingly, to ensure that all PAT test scheduled are completed.
Ensure leave planner is in place for each team member and submitted to Assistant FM.
Monitor building Electricity and water consumption on daily basis and report to the management.
People Management
The incumbent is responsible for setting clear objectives and performance targets in collaboration with team members, ensuring alignment with overall organizational goals. This role involves actively mentoring, guiding, and providing direction to the team to cultivate skill development, operational efficiency, and continuous improvement. The incumbent applies structured performance management practices to monitor progress, troubleshoot issues, and drive the team towards achieving periodic KPIs. Through strategic oversight and regular feedback, the incumbent fosters a results-oriented environment, empowering the team to meet and exceed established benchmarks while supporting both individual and collective growth.
Functional/Technical Competencies
• Strong knowledge of building systems (HVAC, plumbing, electrical, etc.) and maintenance practices.
• Ability to read and interpret blueprints, schematics, and technical manuals.
• Proficiency in facility management software and systems.
• Understanding of safety regulations, building codes, and compliance requirements.
• Strong organizational and time-management skills with the ability to handle multiple tasks.
• Problem-solving skills and ability to respond effectively in emergency situations.
Educational Qualifications
• Bachelor degree in electrical engineering or equivalent
• Good computer and presentation skills
• UAE Driving License (Light Vehicle)
Experience
• 8-10-year experience in Industrial or Manufacturing Maintenance Facilities /Facilities Management- Building Maintenance / MEP maintenances.
• Experience in Electrical and Instrumentation, Chiller, DX units, HVAC and Building maintenances.
• Experience in trouble shooting, fault finding and problem solving of HVAC& industrial systems.
• Experience in Automations
• Experience in similar industry is preferable
• Have through knowledge of all MEP and specialist systems.
• Good knowledge of different types of building maintenance and repair methods, materials, tools, and equipment used on daily basis.
• Knowledge of technical standards & codes, safety standards and regulations.
