Job Responsibilities:

Owners Association Management (OAM)

· Participate in Owner Committee meetings, address concerns, and track action items.

· Assist with service charge budgeting and compliance with Mollak, RERA, and Master Community regulations.

Client & Stakeholder Communication

· Maintain effective communication with owners, residents, and facility teams.

· Ensure compliance with RERA, FM standards, and government regulations.

Vendor & Site Management

· Evaluate service providers and ensure statutory compliance.

· Oversee financials, inspections, CAFM tracking, and monthly management reports.

· Ensure prompt resolution of customer care cases and RVS responses.

Major Refurbishment & Reserve Fund Utilization

· Assess asset conditions, prepare scope of work, and obtain competitive quotes.

· Coordinate third-party validations and secure approvals from RERA and Escrow Bank.

QA/QC, Audits & HSE Compliance

· Conduct facility inspections and audits to enhance operational standards.

· Improve building performance scores and ensure HSE compliance.

Maintenance & Security Management

· Supervise preventive and reactive maintenance, ensuring asset reliability.

· Oversee security systems, fire safety, and overall property security.

Housekeeping, Concierge & Landscaping

· Manage housekeeping, landscaping, and concierge services for optimal upkeep.

· Ensure efficient visitor management and document filing.

Procurement & Contract Management

· Handle purchase requests, supplier selection, contract approvals, and invoicing.

· Oversee third-party contractor activities and service execution.

Building Audits & Emergency Preparedness

· Support building condition audits, cost assessments, and Reserve Fund studies.

· Develop and implement emergency plans, including fire drills and evacuations.
