Role Description

This is a permanent on-site role in Dubai, United Arab Emirates for a Property Inspector - Snagging Inspection/RERA services. The Property inspector is responsible for conducting thorough inspections and providing RERA services for newly built or renovated residential and commercial properties.

Inspection and Reporting:

- Carry out Building Condition Audits, Building Handover documents reviews, Defect Analysis, Dilapidation Survey, Technical Due Diligence, Life Cycle Cost Analysis, Cost Allocation (Service charge modeling), Asset Register and Asset tagging, Reserve Fund Studies and Reinstatement Cost Assessment (Insurance Valuation), Building Management Technical Audit Survey and Incomplete Infrastructure Survey.
- Conduct thorough snagging and de-snagging inspections of properties at various stages (new construction, renovations) covering plumbing, electrical systems, finishes, and fixtures.
- Identify and document any defects, imperfections, or unfinished work (cracks, leaks, faulty wiring, poor finishing) with photos and videos for clarity.
- Generate comprehensive reports.
- Discuss findings with clients, contractors, and stakeholders, explaining implications and suggesting solutions.

Project Management and Client Communication:

- Develop and manage daily work plans for engineering teams, ensuring efficient progress.
- Serve as the primary technical point of contact for clients, addressing inquiries and concerns effectively.
- Support bid preparation by developing cost estimates, responding to technical questions, and creating project timelines.
- Assist with project inspections as needed, providing on-site support and expertise.
- Drive projects to achieve schedule, quality, and budget milestones, exceeding expectations.
- Take complete ownership of assigned projects, demonstrating strong accountability for their success.

Professionalism and Development:

- Uphold high professional standards, maintaining integrity, impartiality, and objectivity throughout inspections and reporting.
- Continuously stay updated on relevant building codes, regulations, and industry best practices.

**Qualifications**:

- Bachelor's Degree or higher in Civil Engineering, Construction Management, Building Technology or a related field.
- Experience in residential and commercial snagging and de-snagging Inspection, building inspections and RERA services, with at least 2 year of relevant experience in the industry.
- Strong knowledge of property construction methods, materials and regulations.
- Proven attention to detail and ability to maintain accuracy while working under time pressure.
- Excellent communication skills to effectively liaise with property developers, architects, and contractors
- Proficient in using computer software (Spectora) for documentation and report writing is a plus
- UAE driving license is a must

**Job Types**: Full-time, Permanent

Pay: From AED5,000.00 per month
