Commercial Real Estate Expansion Manager - Business Development | MAF Retail | UAE Corporate Head Office

ROLE SUMMARY

The Manager - Business Development for the retail sector, specializing in hypermarkets and supermarkets, is responsible for driving the growth and expansion of the company's retail footprint. This role focuses on identifying new market opportunities, overseeing the expansion into new geographic regions, and optimizing existing stores for maximum profitability. The ideal candidate will have deep expertise in the hypermarket and supermarket industry, with a proven track record of managing large-scale retail projects and driving business growth through strategic partnerships, acquisitions, and organic growth.

ROLE PROFILE

  • Conduct thorough market research to identify potential growth markets, consumer trends, and competitive landscape.
  • Develop and execute a comprehensive expansion strategy to increase the company's presence in targeted regions.
  • Analyze real estate opportunities, including site selection, lease negotiations, and property acquisition for new store locations.
  • Lead cross-functional teams in the planning and execution of new store openings, ensuring all projects are completed on time and within budget.
  • Coordinate with construction, legal, and marketing teams to ensure smooth store launch processes.
  • Develop and manage timelines, budgets, and resource allocation for expansion projects.
  • Analyze financial performance of new and existing stores, providing insights and recommendations to optimize profitability.
  • Track ROI on expansion projects and report on financial performance to senior management.

REQUIREMENTS

  • Bachelor's degree in business administration, Retail Management, or a related field
  • Minimum of 7 years of experience in business development, expansion, or a related role within the hypermarket and supermarket industry
  • Proven track record of managing multiple expansion projects and achieving significant revenue growth.
  • Excellent negotiation, communication, and relationship-building skills.
  • Proficiency in financial analysis, budget management, and strategic planning.
  • Familiarity with real estate development, site selection, and lease negotiations.

  • Property Acquisition and Leasing

    • Identify and evaluate potential properties for purchase, lease, or development based on market conditions and company needs.
    • Negotiate lease agreements, rental rates, and terms with landlords or tenants.
    • Coordinate property acquisitions, ensuring all legal, financial, and logistical requirements are met.
  • Property Management

    • Oversee the daily operations and maintenance of properties to ensure they are well-maintained, safe, and compliant with regulations.
    • Coordinate repairs, renovations, and improvements to maintain the property's value and appeal.
    • Manage relationships with tenants, responding to inquiries, complaints, or maintenance requests promptly.
  • Financial Management

    • Develop and manage budgets for each property, including operating expenses, maintenance costs, and utility management.
    • Monitor and analyze property revenue, expenses, and profitability.
    • Handle financial reporting, such as tracking rent payments, managing property taxes, and ensuring all financial obligations are met.
  • Lease Management and Renewals

    • Track lease expiration dates and initiate renewal discussions with tenants.
    • Ensure that lease terms are adhered to, and renegotiate terms as necessary to optimize revenue and occupancy.
    • Handle tenant compliance issues, such as rent collection, eviction processes, or disputes over lease terms.
  • Market Analysis and Strategy

    • Conduct market research to stay up-to-date on trends in real estate prices, rental rates, and property values.
    • Provide recommendations for property pricing, renovations, or repositioning based on market conditions.
    • Evaluate competitors and market dynamics to adjust property management strategies and leasing efforts.
  • Tenant Relations and Retention

    • Foster positive relationships with tenants to ensure high occupancy rates and retention.
    • Address tenant concerns promptly, mediating disputes, and ensuring satisfaction.
    • Organize events or initiatives to engage tenants and improve community relations within the property.
  • Regulatory Compliance

    • Ensure that properties comply with local zoning laws, building codes, health and safety regulations, and other legal requirements.
    • Stay informed about changes in property law, tax codes, and environmental regulations that may impact property management.
    • Coordinate environmental sustainability efforts, including energy efficiency and waste reduction programs.
  • Risk Management

    • Identify potential risks to the properties, such as environmental hazards or legal liabilities, and implement strategies to mitigate those risks.
    • Ensure that insurance coverage is adequate and up-to-date, covering potential property damages, tenant issues, and liability concerns.
