Job Summary:

A Residential Leasing Coordinator is responsible for managing the leasing activities for residential properties, ensuring high occupancy rates, and providing exceptional service to prospective and current tenants. This role involves marketing properties, negotiating lease terms, coordinating viewings, and maintaining tenant relationships, all while adhering to local laws and regulations.

Key Responsibilities:

  1. Develop and implement effective marketing strategies to attract prospective tenants, leveraging online platforms and social media popular in the UAE.
  2. Create and distribute promotional materials, including online listings, social media posts, and print advertisements.
  3. Coordinate with property management to ensure properties are presentable and appealing to potential renters.
  4. Respond promptly to leasing inquiries and provide detailed information about available units and property amenities.
  5. Schedule and conduct property tours for prospective tenants.
  6. Assist potential tenants in completing rental applications and explain leasing terms and conditions.
  7. Screen and evaluate prospective tenants based on established criteria to ensure a good fit for the property.
  8. Negotiate lease terms and conditions with prospective tenants, ensuring compliance with UAE real estate laws.
  9. Prepare and execute lease agreements in compliance with company policies and legal requirements.
  10. Ensure all leasing paperwork is completed accurately and in a timely manner.
  11. Serve as the primary point of contact for current tenants, addressing their inquiries and concerns promptly.
  12. Facilitate move-in and move-out processes, conducting inspections and ensuring all necessary documentation is completed.
  13. Mediate and resolve conflicts between tenants and management as needed.
  14. Stay updated on local rental market trends and competitive properties.
  15. Provide regular reports on occupancy rates, leasing activities, and market conditions to property management.
  16. Ensure compliance with local property laws and regulations, including obtaining necessary permits and licenses.
  17. Stay informed about changes in UAE real estate laws and regulations and adapt leasing strategies accordingly.
  18. Maintain accurate and organized records of leasing activities, tenant interactions, and property maintenance issues.
  19. Collaborate with maintenance staff to ensure timely resolution of maintenance requests and property upkeep.
  20. Build and promote an organization culture that encourages innovation and rewards performance that leads to enhanced staff motivation and retention.

Qualifications:

  1. Minimum of 5 years of relevant experience in leasing and property management.
  2. Bachelor's degree in business administration, real estate, or a related field.
  3. Proven track record of exceeding occupancy targets and maximizing property revenue.
  4. Extensive knowledge of the Dubai market and rental laws is a must.
  5. Excellent communication, negotiation, and interpersonal skills.
  6. Ability to multitask, prioritize, and manage time effectively.
  7. Proficient in Microsoft Office and property management software.
  8. English and Arabic language skills required; additional languages a plus.
  9. Dubai Real Estate Regulatory Authority (RERA) certification is preferred.
  10. Hold UAE driving license.
