The FM Supervisor oversees the daily operations and maintenance activities within a facilities management setting. They are responsible for ensuring the efficient functioning of building systems, managing a team of technicians, and coordinating with vendors to maintain facility standards. The FM Supervisor ensures compliance with safety regulations, manages budgets, and implements preventive maintenance programs to optimize facility performance.

Key Responsibilities:

- Supervise and coordinate the activities of maintenance technicians and custodial staff.
- Oversee the repair and maintenance of building systems, including HVAC, plumbing, electrical, and security systems.
- Develop and implement preventive maintenance schedules to minimize downtime and prolong the lifespan of equipment.
- Conduct regular inspections of facilities to identify maintenance needs and safety hazards.
- Manage vendor contracts and coordinate with external service providers for specialized maintenance and repairs.
- Ensure compliance with health, safety, and environmental regulations, and maintain records of inspections and permits.
- Train and mentor staff on proper maintenance procedures and safety protocols.
- Monitor and manage facility budgets, including expenses for maintenance supplies, equipment, and contracted services.
- Collaborate with other departments to support facility-related projects and initiatives.
- Handle emergency situations, such as power outages or equipment failures, and implement contingency plans to minimize disruption.

Qualifications:

- Bachelor’s degree in facilities management, engineering, or related field (or equivalent work experience).
- Proven experience in facilities management or related field, with at least 1-4 years in a supervisory role.
- Strong knowledge of building systems and maintenance procedures, including HVAC, electrical, plumbing, and fire safety systems.
- Excellent leadership and interpersonal skills, with the ability to effectively manage a team and collaborate with other departments.
- Proficiency in budget management and cost control measures.
- Familiarity with regulatory requirements and industry standards for facility operations and safety.
- Problem-solving skills and the ability to prioritize tasks in a fast-paced environment.
- Certification in facilities management (e.g., CFM) or related field is a plus.
- Proficiency in computerized maintenance management systems (CMMS) and Microsoft Office Suite.
- Strong communication skills, both verbal and written.
