Project Manager

**1.Role Objective**:
To manage his project(s) effectively such that they are completed within the time, cost and quality requirements of the contract while adhering to the company’s quality, safety practices and assuring comprehensive, traceable site records/documentation. To implement and provide feedback about creative solutions that reduces the manpower requirements, cost and/or time of projects.
**2. Detailed Roles & Responsibilities**:
**STRATEGIC**
1) Responsible for maintaining strong relations with all project stakeholders.
2) Assists in the introduction of new methods of construction, equipment, and machinery to improve the construction process.
3) Assists Procurement in selecting and evaluating subcontractors and suppliers
**OPERATIONAL**
1) Studies contract documents to become thoroughly acquainted with exact requirements and specifications.
2) Reviews and approves/signs budgets of his job(s)
3) Coordinates with the Planning and Cost Control functions for the preparation and update of the Project Schedule, Manpower Schedule and Job Budget
4) Responsible for the timely preparation and approval of all submittals and drawings for the projects in coordination with other relevant departments.
5) Responsible for optimizing the allocated manpower, material and equipment for assigned projects to meet budget and minimize deviations in resource requirement and forecasts.
Responsible for the timely delivery of required site forms (within 48 hours) including all Material delivery notes (with authorized signature and ID number), Master Labor Card, Daily Activity Report and information to meet the Personnel needs and proper update of AQC System data.
7) Approves all Material Request Forms related to his job(s).
8) Responsible for the timely material in/out flow to site.
9) Updates progress on site to the Planning function as required.
10) Responsible for preparation and submittal of all necessary progress reports required by client/consultant.
11) Responsible for the timely issuance of invoices for assigned projects and follow for payment certification.
12) Supports accounting in collection of invoiced amounts for assigned projects.
13) Completes the monthly subcontractor payment certificates and evaluations.
14) Interfaces and corresponds with clients, consultants, and subcontractors for the projects and follow up for payment certification.
15) Ensures his site image is in compliance with Company standards and policies.
16) Conducts preset and documented coordination meeting to ensure the project activities are on schedule.
17) Forwards progress photographs of the site(s) on weekly basis to Planning to meet Project Control requirements and management marketing needs.
18) Coordinates with Engineering for the delivery of As-Built Drawings for the job(s).
19) Responsible for variation orders in coordination with Planning & Cost Control as needed.
20) Responsible for the final issuance of the Construction Completion Certificate for the projects from the authorities.
21) Completes the Construction section of the End of Job Report.
22) Manages the project to ensure delivery of the budget (cost time quality) within the agreed on resources.
23) Compiles necessary documents to maintenance department to ensure smooth start of defect liability period.
24) Maintains legality of all site activities to limit any risk exposure.
25) Develops and maintains site logistics plan.
26) Generates and circulates work flow chart, authority matrices, organization chart and procedure to the project team to ensure clarity of responsibilities and Accountabilities.
27) Responsible for timely closure of internal and external Non Conformance Reports (NCR), safety Violations and field memorandums.
28) Ensures contractual exposure of project is coordinated with contract’s advisory for guidance.
29) Responsible for transfer of excess material from sites to the central stores.
30) Ensures that the Project QHSE Plans are implemented on site.
31) Ensures that all works are going on as per final issued or construction drawings.
32) Ensures that no variation works would be proceeding without official approvals/instructions.
33) Prepares and submits job closing reports with related lessons learnt.
**PEOPLE MANAGEMENT**
1) Assists Personnel in the recruiting of manpower and staff.
2) Assists in the training and development of personnel in the Construction function.
3) Ensures development, review and improvement of his/her relevant Division/department’s process and procedures.
