A **Sales Executive** in **Facility Management** is responsible for promoting and selling facility management services to potential clients. Their role involves identifying business opportunities, building client relationships, and ensuring that clients receive appropriate services to meet their needs in managing their facilities.

Key responsibilities typically include:
1. **Business Development**
- **Lead Generation**: Identify potential clients through market research, networking, and cold calling.
- **Market Research**: Study industry trends, competitors, and client needs to offer tailored solutions.
- **Networking**: Build and maintain strong relationships with key decision-makers in target companies.
- **Proposal Creation**: Prepare and present proposals, outlining services and solutions that meet clients’ requirements.

2. **Sales & Negotiation**
- **Sales Target Achievement**: Meet or exceed sales targets by successfully closing deals and securing contracts.
- **Client Meetings**: Conduct meetings with potential clients to understand their facility management needs.
- **Presentations**: Deliver presentations on facility management services, including cleaning, maintenance, security, landscaping, etc.
- **Contract Negotiation**: Negotiate service terms, pricing, and other conditions with clients to close deals.

3. **Client Relationship Management**
- **Account Management**: Establish and maintain long-term relationships with clients.
- **Customer Service**: Act as the point of contact for existing clients, ensuring their needs are met and addressing any issues that arise.
- **Upselling and Cross-selling**: Identify additional service opportunities within existing accounts to increase revenue.

4. **Service Knowledge & Customization**
- **Service Offering Understanding**: Have a deep understanding of the facility management services offered by the company, including cleaning, security, maintenance, etc.
- **Tailored Solutions**: Understand each client’s unique requirements and propose customized solutions to optimize their facilities' operations.

5. **Collaboration & Coordination**
- **Internal Coordination**: Work closely with the operations team to ensure the services promised during the sales process are delivered efficiently.
- **Feedback Loop**: Communicate client feedback to internal teams to help improve service delivery.

6. **Reporting & Documentation**
- **Sales Reporting**: Regularly update the sales pipeline, report on progress, and provide forecasts to management.
- **Contract Documentation**: Ensure all contracts and agreements are properly documented and compliant with company standards.
- **Sales CRM Management**: Maintain and update records in CRM systems to track interactions with clients and progress of leads.

7. **Market Expansion**
- **Geographic Expansion**: Explore new geographical markets for expanding the company’s facility management services.
- **Industry Focus**: Target specific industries like healthcare, retail, or corporate offices, understanding the nuances of their facility management needs.

8. **Competitive Analysis**
- **Competitor Monitoring**: Keep an eye on competitors' offerings, pricing strategies, and marketing approaches.
- **Adjust Strategy**: Continuously adjust sales strategies based on competitive analysis and changing market dynamics.

Skills & Qualifications:

- **Sales Experience**: Proven experience in sales, ideally in the facility management or related industries.
- **Communication Skills**: Strong verbal and written communication skills to present services and negotiate effectively.
- **Industry Knowledge**: Understanding of the facility management industry, including services like cleaning, security, HVAC, pest control, etc.
- **Customer Focus**: A customer-centric approach to understand and solve clients' needs.
- **Negotiation Skills**: Ability to negotiate contracts and terms while maintaining profitability.
- **Time Management**: Ability to manage multiple leads, proposals, and contracts simultaneously.
- **CRM Proficiency**: Familiarity with customer relationship management (CRM) tools and systems for lead tracking and reporting.
