Alef Group is a pioneer in developing premier lifestyle communities, destinations, and experiences through investment and strategic joint ventures, seeking a highly skilled and experienced Contracts Manager specifically with Developer experience to join our team in Sharjah.

Job Purpose:

The Contracts Manager plays a crucial role in overseeing contracts and managing the commercial aspects of various projects. By optimizing financial and contractual elements in construction and development projects, they contribute significantly to the company's overall success.

Key Accountabilities:

Contract Management:

  1. Assist in drafting, reviewing, and negotiating contracts with vendors, suppliers, contractors, and subcontractors.
  2. Ensure that contracts are legally sound, compliant with regulations, and aligned with the company's objectives.

Commercial Analysis:

  1. Conduct financial and commercial analysis to evaluate the feasibility and profitability of real estate projects.
  2. Assist in cost estimation, budgeting, and financial forecasting for development projects.

Contract Administration:

  1. Monitor and track the progress of contracts to ensure compliance with terms and conditions.
  2. Maintain a database of all contracts and associated documentation.
  3. Identify and mitigate risks associated with contracts, such as cost overruns, delays, and disputes.

Vendor and Supplier Management:

  1. Collaborate with vendors and suppliers to ensure timely delivery of goods and services while adhering to contract terms.
  2. Evaluate vendor performance and negotiate favorable terms.

Claims and Dispute Resolution:

  1. Assist in handling claims and disputes arising from contracts, aiming to resolve them amicably.
  2. Maintain records and documentation related to disputes.

Compliance and Regulatory Affairs:

  1. Stay informed about relevant laws and regulations impacting real estate/construction development.
  2. Ensure that all contracts and commercial activities adhere to legal requirements.

Change Orders and Variations:

  1. Evaluate and process change orders and variations to contracts.
  2. Ensure proper documentation and approvals for changes in scope or costs.

Quality Assurance:

  1. Oversee the quality control and assurance aspects of contracts, ensuring that the delivered work meets the agreed-upon standards.

Procurement and Tendering:

  1. Assist in the procurement process, which may include issuing tenders, evaluating bids, and selecting contractors and suppliers.
  2. Maintain relationships with various vendors and contractors.

Documentation and Record-keeping:

  1. Maintain accurate and organized records of all contract-related documents, correspondences, and financial transactions.

Project Coordination:

  1. Collaborate with project managers, architects, engineers, and other stakeholders to ensure that contract and commercial aspects align with project goals.
  2. Suggest and implement process improvements to enhance efficiency and cost-effectiveness.

Communication:

  1. Facilitate effective communication between internal teams and external partners to ensure all parties are aligned with contract terms and commercial objectives.

Educational Qualifications, Work Experience, and Skills Required:

Educational Qualifications:

  1. Must have a Bachelor's degree in Civil Engineering or equivalent.
  2. A MRICS (Member of the Royal Institution of Chartered Surveyors) certification is preferred, along with a Commercial Management certification from Robert Gordon University or an equivalent qualification.

Work Experience:

  1. Minimum of 10+ years of experience in Contracts management specifically in a Developer environment.
  2. Demonstrated ability to negotiate complex contracts and manage multiple stakeholders effectively.
  3. Proven track record of managing large-scale real estate development projects.
  4. In-depth experience in pre- and post-contract commercial management, project variations, cost control, and negotiations.

Skills required:

  1. Exceptional analytical and problem-solving skills, with the ability to assess risks and mitigate them.
  2. Excellent communication and interpersonal skills, with a proven track record of building and maintaining productive relationships with clients and colleagues.
  3. Ability to work independently and as part of a team in a fast-paced, dynamic environment, demonstrating adaptability and a proactive approach to challenges.
  4. Strong understanding of contract law, regulatory requirements, and industry standards related to Real Estate.
  5. Strong leadership and team management capabilities.
  6. Excellent negotiation, communication, and interpersonal skills.
  7. Proficient in using commercial management software and Microsoft Office Suite.
  8. In-depth knowledge of project management, contract law, and construction processes.
