Roles and responsibilities
  • Maintenance of Low Voltage(LV) Systems.
  • Implement all ElectricalPreventive Maintenance Services as per Regulatory authorities(ADEWA, DEWA etc.).
  • Prepare all reports& documents for LV Planned Preventive Maintenance (PPM),Corrective & ReactiveMaintenance
  • Monitor & Control theSpecialized Contractors assigned for High Voltage (HV) Assets suchas Switchgear, Transformers, DC Systems etc., also for back-uppower assets such as UPS &Generator.
  • Attending Major Breakdowns, TroubleShootings of MEP Systems (Chillers, cooling towers, Pumps, BMS,Camera Control Unit (CCU), Environmental Management System (EMS),Air Handling Unit (AHU), Fresh Air Handling Unit (FAHU), Fan CoilUnit (FCU), Firefighting, air cooled chillers, chilled waternetwork etc.)
  • Operations and maintenance ofBuilding Management System (BMS) system and monitoring the chilledwater flow, if required.
  • Maintenance ofAudio-Video Intercommunication systems, Access ControlSystems.
  • Monitoring & Control ofSpecialist Service provider for CCTV Systemsmaintenance.
  • Coordinating for system upgradesas required by regulatory authorities such as Abu Dhabi Monitoring& Control Centre (ADMCC).
  • Plans,schedules, and reviews the day-to-day operational and maintenanceactivities related to the provision, upgrading and modification ofall MEP Systems of the buildings, monitors operation of various MEPsystems to ensure optimum performance of systems andequipment's
  • Ensure the effectivedelivery of site services in line with Service Level Agreements/Key Performance Indicators (KPI).
  • Conductingsupervisory activities on site and carrying out necessarycorrespondence to insure contract soundness and adherence torelevant special and general conditions ofcontracts.
  • Support and communicate withclients, customer base with your area of responsibility and the FMor workplace manager
  • Coordinate the work ofsubcontractors on site in line with PPM schedule, includingchecking site specific risk assessments and methodstatements.
  • Organizes, plans, coordinates andmonitors building MEP maintenance & installation works forbuildings, coordinates for the inspection of electricalinstallations & other related equipment &peripherals as per work schedules
  • Prepares& submits routine and special reports such as maintenanceschedules, operational & incident reports, accidentreports, technical reports, volume of activityetc.
  • Giving technical support to all ProjectTeam (Cleaning, Landscaping, pest control, security civil,Electrical, Mechanical and specialist systems) to ensuring that thecorrect components and procedures are followed to ensure qualitycontrol.
  • Manage and supervise the dailyactivities of team. Ensure optimal use of manpower andresources.
  • Preparation and submission ofquotations and estimates. Liaise with technicians to ensureaccuracy of quotations and estimates.
  • Display asound knowledge of MEP installation, maintenance and Civil relatedworks.
  • Flexibility to work to shift patterns asand when required. Flexible availability for 24/7 standby dutiesand emergency call outs.
  • Managing clientsmeeting
  • Carry out daily and monthly inspectionaround the building areas andservices
  • Responsible for the arrangement of allsite documents and to present on uponrequired.
  • Preparing all operationreports.
  • Supervises and motivates staff toensure an acceptable level ofperformance.
  • Oversee and carry out theinstallation, maintenance and repair of a wide range ofequipment.
  • Arrange for site inspection fromtime to time (Daily – weekly – Monthly) tomonitor standard of work and completion schedule to ensure qualityof workmanship is maintained on site.
  • Followall contractual scope of deliverables and ensure to deliver therequired service on time.
  • Administration andclerical responsibilities as required by job and to support withpeople management responsibilities.
  • To respondin a prompt and efficient manner to all reactiveissues
  • Provide progress reports on allocatedwork orders, as required
  • Identify any trainingneeds for each member of the team and ensure training schedule iscreated and maintained to ensure quality services provided toclients
  • Managing and maintained the storeinventory – Materials requisition – Materialsdelivery.
  • Follow and track all works orders,materials, and Actuals time for completing works, issue and actiontaken by using SAP Program.
  • Prepare riskschedules to identify and quantify risks and mitigationmeasures.
  • Following the pending payments andany other approvals with client.
  • Coordinatewith other teams ensuring satisfactory completion of all workrequests.
  • Accurate monitoring on a daily basisof hours booked and clocked hours.
  • Arrange teamresources to cover both PPM and Reactive duties as required by siteoperations
  • Handling the Defect liability periodfor The New Projects, preparing the assets its, snag reports, PPMPlanners, Materials and tools list, handling over follow up,meeting, documentation…etc.
  • Preparing of risk assessment,method statement in coordination withHSE
  • Preparing of risk management Plans incoordination with HSE
  • Preparing of fireassessment plans in coordination withHSE
  • Covering the absence of site engineers asand when required.
Desired candidate profile
  • Diploma or bachelor's degree(preferable) in engineering with any of the followingspecialization (mechanical, electrical, civil) or FacilitiesManagement or any related field
  • FM relatedprofessional certifications ispreferable.
  • Excellent knowledge &understanding of Health, Safety, and Environmental regulations andresponsibilities.

Experience

  • 6-9 years of experience in relevantFM Industry. Background in installation, maintenance, and repair inlarge commercial premises.
  • Computer AidedFacilities Management (CAFM)experience.
  • Knowledge of Workplace Health andSafety (WH&S) practices andpolicies.
  • Experience of safe working practices,risk assessments, method statements, permit-to-work systems, andwater treatment management.
  • Ideally experiencedin working with residential & commercial /retailproperties
