Roles and responsibilities

To ensure that all the operationaldelivery aspects of an assigned building or geographicaloperational area are delivered in an effective, efficient andprofessional manner to the satisfaction of all direct and indirectclients.

KeyAccountabilities:

  • Manage and control the entire serviceand operational activities/deliveries of an assigned building orgeographical operational area under direct responsibility includingMechanical, Electrical, Plumbing, Fire and Civil Engineering,cleaning, security and specialist services in the most effectivemanner.
  • Motivate and lead subordinates toexecute and perform job responsibilities for maximum productivitywhile maintaining a high degree ofmorals.
  • Create and Develop yearly PreventiveMaintenance schedules as required to upkeep theequipment/facilities of assigned operational areas in optimumoperational condition at all the times with minimizeddowntime.
  • Act as the direct customer-facingrepresentative of the assigned building or geographical operationalarea in dealing with the customer for day-to-day operationalrequirement.
  • Attending to client daily, weekly,monthly meetings as required, find meaningful remedial/correctiveactions when responding to client complaints this includes visitingand discussing with the client/end user of his/herdissatisfaction/comments. Escalate maters beyond the operationalresponsibility to top management.
  • Theproduction of the periodic progress reports as required and agreedwith the board members.
  • Design and developoperational procedures taking into account health and safety,quality and environment concerns.
  • Co-ordinatewith the supervisory staff to execute the Preventive Maintenance,cleaning schedules, security management plan and crisis managementplan.
  • Periodic site visits to ensure the workis executed as per the time and within allocated budget meetingbest industry practices.
  • Ensuring that allsub-contracted staff used on operational delivery are approved andcompetent for the specific tasks
  • Maintenance ofa safe working environment for all staff and subcontractors engagedby the company and fully aware of EHSprocedures.
  • The review of estimates/proposalsas required for service contracts/refurbishment projects orvariations.
  • Fully responsible for ensuringproper surveying, preparing of snag reports, taking over andmanaging DLP and warranties of all new facilities falling withinthe assigned building or geographical operationalarea.
  • Fully responsible for implementing auditsof contract performance of assigned building or geographicaloperational area from a technical perspective; add value to thecontract through conducting maintenance reviews, trend analysis andidentifying prevention solutions including energy management.Contributing to continuous improvement and drive for value formoney.
  • Fully responsible for ensuring theavailability of staff at all the times for schedule works andemergency requirements meeting the required service deliverylevels.
  • Ensure availability of all requiredminimum stock levels of parts and materials at all the timesdelivering the services with minimizeddowntime.
  • Ensure annual staff leave schedule inplace for coming periods.
  • Fully responsible forensuring timely delivery of ageing reports, collections to theboard.
Desired candidate profile
  • Engineering degree or equivalent (Mechanical,Electrical or Civil subjected to the expertise requirement of theassigned buildings)

Experience:

  • Over 5 years management experiencepreferably within the Construction, Building Services or FacilitiesManagement industries, out of which at least 2 years experiencemanaging the delivery of complex high value high endcontracts
  • Having good working knowledge ofcomputerized maintenance Management Systems (CMMS) will be an addedqualification.
  • The appointee will have a broad,in depth and practical experience of the building FacilitiesManagement aspects with particular expertise in his/her owndiscipline. He/she will have experience of managing his/her ownstaff and working closely with suppliers/contractors monitoringtheir works for quality and overall value for money. The FacilitiesManager will be a highly motivated, flexible individual, withenergy and drive having good planning and execution abilities.He/she will exercise an analytical, approach to problems andmaintain an active interest in the changing works environment thatwill affect the assigned building or geographical operationalarea.

Skills:

  • Possess good communicationskills
  • Fluent in written and spokenEnglish
  • Should be familiar with standards ofregulatory bodies as applicable to operational buildings includingIEE, ASHRAE, CIBSE, NFPA, DEWA, DM, EHS & other relevantauthorities
  • Should be familiar with RERA rulesand regulations related to freeholdbuildings
  • Should possess a valid UAE drivinglicense
  • Should have good working knowledge ofcommon computer applications
  • Demonstrate goodman-management and interpersonalskills
