Roles and responsibilities

The Foreman is responsible foroverseeing day-to-day operations related to maintenance andemergency callouts at assigned real estate properties. The roleincludes ensuring the timely procurement and delivery of materialsas per Material Requisitions (MR), coordinating with variousstakeholders, and ensuring that emergency situations are promptlyresolved in accordance with company policies andprocedures.

JobAccountabilities

Supervise andmanage daily operations on assigned work sites, ensuring tasks arecompleted on time and to qualitystandards.

Coordinate with technicians, safetyofficers, team leaders, and relevant stakeholders to addressemergency callouts effectively andefficiently.

Ensure the procurement of materials,tools, and supplies are in line with Material Requisitions (MR) andwithin the required time frame.

Maintain andmonitor the inventory of spare parts, consumables, and materials toensure availability for routine and emergency maintenanceactivities.

Research market trends to source bestvalue products, suppliers, and materials, ensuringcost-effectiveness while maintaining qualitystandards.

Coordinate personnel deployment forsite operations, prioritizing emergency callouts and urgentmaintenance needs.

Respond quickly to emergencysituations, ensuring full communication and effective resolutionwith relevant team members andstakeholders.

Attend toolbox talks and teammeetings with safety officers, technicians, and supervisors toensure safety standards are met.

Ensurecompliance with company procedures for material procurement,handling, and site operations.

Identify potentialhazards and take proactive measures to mitigate safety riskson-site.

Recommend cost-saving measures forprocurement and maintenance activities while ensuring quality andoperational efficiency.

Monitor and report on thebudget for site operations, ensuring adherence to financial andoperational targets.

Prepare and submit regularreports to the Property Supervisor / Line Manager on the status ofsite operations, procurement activities, and any emergencyinterventions.

Maintain proper documentation ofmaterials purchased, work completed, and safety inspections asrequired.

Perform other administrative duties asrequested by the Property Supervisor or Head of Department,ensuring smooth operation of the site.

Qualifications& Education

High Schooldiploma or equivalent. Technical certification or degree in arelevant field (e.g., Construction, Engineering, Maintenance) is aplus.

Experience

  • Minimum of 3 years of experience in asupervisory or foreman role within real estate, construction, orproperty management.
  • Hands-on experience inmanaging maintenance operations and emergencycallouts.

2.ProjectManagement

  • Schedulingand Planning: Creating and managing work schedules,ensuring that tasks are completed within settimelines.
  • ResourceAllocation: Ensuring that the necessary materials,tools, and equipment are available for the team to complete the jobefficiently.
  • QualityControl: Monitoring the quality of work and ensuringthat it meets company standards and customerspecifications.
  • CostControl: Managing project budgets by minimizingwaste and avoiding unnecessarycosts.

3. TechnicalExpertise

  • Industry-SpecificKnowledge: Understanding the specific technicalrequirements of the job, whether in construction, manufacturing, oranother industry (e.g., electrical systems, plumbing, carpentry,welding).
  • Problem-Solving:Addressing technical challenges and ensuring that solutions areimplemented quickly and efficiently to preventdelays.
  • Blueprints andSchematics: Reading and interpreting blueprints,construction plans, or technical diagrams to guide the team inexecuting tasks correctly.

4.Safety andCompliance

  • SafetyRegulations: Enforcing workplace safety regulationsand ensuring that all workers comply with health and safetyguidelines, such as wearing personal protective equipment (PPE) andusing equipment properly.
  • RiskManagement: Identifying hazards on the job site,taking corrective actions, and conducting safetyaudits.
  • Compliance:Ensuring that all work is carried out in compliance with locallaws, industry standards, and environmentalregulations.

5.CommunicationSkills

  • EffectiveCommunication: Clearly communicating instructions,project updates, and any changes in plans to the team and uppermanagement.
  • Reporting:Providing regular reports to project managers or senior managementabout progress, challenges, and any issues that mayarise.
  • ListeningSkills: Listening to workers' concerns orsuggestions and responding appropriately to improve work efficiencyor address issues.
