Roles and responsibilities

Develop, prepare,and manage AMCs, ensuring they meet operational and financialgoals.

  • Prepare cost estimates,proposals, and contract agreements for maintenance and renovationprojects.
  • Evaluate contract bids and providerecommendations based on technical and financialfactors.
  • Coordinate contractors, vendors, andinternal teams to ensure smooth projectexecution.
  • Track and manage AMC records andrenewals, ensuring compliance with local regulations andinternational standards.
  • Oversee contractorperformance, ensuring compliance with SLAs andKPIs.
  • Monitor costs and ensure budgetadherence, identifying cost-effectivesolutions.
  • Ensure health and safety compliancefor all maintenance operations.
  • Maintainaccurate AMC documentation and assist with reporting on performanceand key metrics.

Any other ad hocadministrative duty as requested by the Line Manager or Managementstaff.

Qualifications &Education

Bachelor'sDegree in Engineering, preferably in Mechanical, Electrical, orFacilities Management-relatedfields.

Experience

  • Minimum of 3+ years of provenexperience in facilities management, with at least 2 years ofdirect experience managing AMCs in a real estateindustry.
  • Strong understanding of maintenancemanagement, contractor coordination, and projectexecution.

    • DevelopingMaintenance Plans andSchedules:

      • Createannual maintenance schedules for equipment, machinery, andfacilities to ensure they are operating efficiently and areserviced regularly.
      • Plan for regularinspections, preventive maintenance, and necessaryrepairs.
      • Coordinate with departments orexternal vendors to schedule maintenance without interruptingbusinessoperations.

    • SupervisingMaintenanceActivities:

      • Oversee theexecution of maintenance tasks, ensuring that they are carried outaccording to the plan.
      • Ensure that all work iscompleted on time and within budget.
      • Monitorand assess maintenance team performance, providing guidance andsupport when needed.

  • Schedulingand Planning: Ability to create detailed maintenanceschedules, ensuring that regular maintenance is carried out withoutdisrupting operations.
  • TimeManagement: Effectively managing the timing ofmaintenance tasks, balancing urgent issues with routine checks andrepairs.

2. TechnicalKnowledge

  • Understandingof Systems: A solid understanding of the equipment,machinery, or infrastructure beingmaintained.
  • PreventiveMaintenance: Knowledge of the maintenance practicesneeded to prevent failures and extend the operational lifespan ofequipment.
  • Troubleshooting:Ability to diagnose and address technical issues or breakdowns asthey arise.

3.CommunicationSkills

  • Reportingand Documentation: Effectively communicatingmaintenance plans, work orders, and updates to management and otherstakeholders.
  • TeamCoordination: Ability to work with and coordinate ateam of maintenance staff, contractors, or vendors to ensure thatmaintenance tasks are completed ontime.

4.Problem-Solving

  • IssueResolution: Quickly addressing maintenance-relatedissues, including emergency repairs, and minimizingdowntime.
  • ResourceAllocation: Efficiently allocating resources(personnel, equipment, and materials) to carry out maintenanceactivities.

5.Attention toDetail

  • Inspectionand Monitoring: Conducting thorough inspections andensuring that all maintenance tasks, large or small, are completedaccording to the standards andspecifications.
  • RecordKeeping: Maintaining detailed records of maintenanceactivities, repairs, and costs to track the performance andlongevity of equipment.

6.Knowledge of SafetyStandards

  • SafetyCompliance: Ensuring that maintenance tasks areperformed in compliance with safety regulations to preventaccidents and hazards.
  • RiskManagement: Identifying and mitigating risks thatcould arise during maintenance activities or from faultyequipment.

7. VendorManagement

  • ContractorCoordination: Managing third-party contractors orservice providers for specialized maintenancetasks.
  • SupplierRelationships: Managing relationships with suppliersfor parts and materials, ensuring the timely delivery of necessarycomponents.
