Job Purpose:
Maintenance of all Extra Low Voltage (ELV) systems.

To effectively manage the strategic direction of the facilities and engineering services along with a number of outsourced service providers.

The prime objective is to ensure that adequate management systems are in place to continually ensure a safe and robust environment for achieving superior performance throughout the property.


Roles, Responsibilities, Duties:
Maintenance of Audio-Video Intercom systems and Access Control Systems.
Monitoring & Control of Specialist Service provider for CCTV Systems maintenance.

Coordinating for system upgrades as required by regulatory authorities such as the Abu Dhabi Monitoring & Control Centre (ADMCC).Plans, schedules, and reviews the day-to-day operational and maintenance activities related to the provision, upgrading, and modification of all MEP Systems of the buildings, monitors the operation of various MEP systems to ensure optimum performance of systems and equipment.

Ensure the effective delivery of site services in line with Service Level Agreements /Key Performance Indicators (KPI).Conducting supervisory activities on site and carrying out necessary correspondence to ensure contract soundness and adherence to relevant special and general conditions of contracts.

Support and communicate with clients, customer base with your area of responsibility and the FM or Workplace managerCoordinate the work of subcontractors on site in line with PPM schedule, including checking site-specific risk assessments and method statements.

Organizes, plans, coordinates and monitors building MEP maintenance & installation works for buildings, coordinates for the inspection of electrical installations & other related equipment & peripherals as per work schedulesPrepares & submits routine and special reports such as maintenance schedules, operational & incident reports, accident reports, technical reports, volume of activity etc.

Giving technical support to all Project Teams (Cleaning, Landscaping, pest control, security civil, Electrical, Mechanical, and specialist systems) to ensure that the correct components and procedures are followed to ensure quality control.

Manage and supervise the daily activities of the team. Ensure optimal use of manpower and resources.
Preparation and submission of quotations and estimates. Liaise with technicians to ensure the accuracy of quotations and estimates.
Display a sound knowledge of MEP installation, maintenance, and civil-related works.
Health and Safety policies and practices are essential to this role and are a condition of employment.
Flexibility to work to shift patterns as and when required. Flexible availability for 24/7 standby duties and emergency call-outs.

inspections around the building areas and servicesresponsible for the arrangement of all site documents and to present upon required.
Preparing all operation reports.
Supervises and motivates staff to ensure an acceptable level of performance.
Oversee and carry out the installation, maintenance, and repair of a wide range of equipment.

Arrange for site inspection from time to time (Daily – weekly – Monthly) to monitor the standard of work and completion schedule to ensure the quality of workmanship is maintained on site.followed the contractual scope and ensured delivery of the required service on time.

Administration and clerical responsibilities as required by the job.

To respond in a prompt and efficient manner to all reactive issuesProvide progress reports on allocated work orders, as requiredIdentify any training needs for each member of the team and ensure training schedule is created and maintained to ensureManaging and maintaining the store inventory – Materials requisition – Materials delivery.

Follow and track all work orders, materials, and actual time for completing works, issues and actions taken by using the SAP Program.

Prepare risk schedules to identify and quantify risks and mitigation measures.
Following the payment and pending approvals with the client.
Coordinate with other teams ensuring satisfactory completion of all work requests.
Accurate monitoring on a daily basis of hours booked and clocked hours.

Arrange team resources to cover both PPM and Reactive duties as required by site operationsHandling the Defect liability period for The New Projects, preparing the assets, snag reports, PPM Planners, Materials and tools list, handling follow-up, meetings, documentation & Qualification:Bachelor's Degree in Electrical or Electronics Engineering.

FM related professional certifications are preferable.
Excellent knowledge & understanding of Health, Safety, and Environmental regulations and responsibilities.

Experience:
6-9 years of experience in relevant FM Industry.
Background in installation, maintenance, and repair in large commercial premises.
Excellent experience in maintenance and FM service.
In-depth relevant experience in installation, maintenance, and repair in large commercial premises.
Computer-aided Facilities Management (CAFM) experience.
Knowledge of Workplace Health and Safety (WH&S) practices and policies.
Experience with safe working practices, risk assessments, method statements, permit-to-work systems, and water treatment management.
Ideally experienced in working with residential & commercial /retail properties.
