The Marketing Manager will lead the planning, development and execution of high-impact, performance-driven marketing campaigns across OMNIYAT’s luxury real estate portfolio. This role is responsible for translating brand strategy and commercial objectives into precise, tactical campaigns that drive enquiries, footfall, conversions and sales velocity across ultra-luxury residential, mixed-use and lifestyle destinations. Key Responsibilities Tactical Campaign Strategy & Execution Develop and execute integrated, tactical marketing campaigns aligned with sales targets, inventory priorities and launch timelines. Translate high-level brand and positioning strategies into clear, actionable campaign plans with defined KPIs. Own campaign calendars across launches, sales pushes, promotions and always-on initiatives. Ensure seamless execution across digital, CRM, paid media, social, OOH, experiential and on-ground activations. Work closely with internal stakeholders to understand unit mix, pricing strategies, incentives, USPs and conversion challenges. Develop campaign narratives and tactical messaging that directly support sales conversations and buyer objections. Track and optimize campaigns based on lead quality, conversion rates, footfall and sales performance. Performance & Optimization Define campaign KPIs, reporting frameworks and performance dashboards. Monitor campaign performance in real time, identifying optimization opportunities across channels, creatives and messaging. Work with performance marketing and CRM teams to refine targeting, retargeting and lead-nurturing strategies. Brief and manage creative agencies, internal teams and production partners to deliver campaign assets on time and on brand. Oversee the development of tactical collateral including digital ads, EDMs, landing pages, sales tools, brochures and on-site materials, including creative refresh. Ensure messaging consistency across all touchpoints while adapting creatively for different audiences and markets. Follow best industry practices, be on top of trends & adapt content accordingly. Stakeholder & Agency Management Act as the central campaign lead, coordinating across internal teams (Brand, Digital, PR, Sales, CX) and external partners. Manage agencies and suppliers, ensuring high standards of execution, budget control and timelines. Present campaign plans, results and recommendations clearly to senior stakeholders. Budget & Timeline Management Own campaign budgets, ensuring efficient allocation and strong ROI. Manage timelines across multiple concurrent campaigns, launches and sales phases. Proactively identify risks, dependencies and mitigation plans. Key Skills & Experience 8-10 years of experience in real estate, luxury, hospitality or lifestyle marketing, with a strong focus on tactical campaign delivery. Proven experience managing multi-channel, performance-led marketing campaigns tied to commercial outcomes. Strong understanding of the real estate sales funnel, lead generation, CRM and conversion mechanics. Experience working closely with sales teams and senior leadership. Excellent project management and organizational skills; able to manage multiple priorities under pressure. Strong briefing, copy and storytelling skills with a clear commercial lens. Data-driven mindset with the ability to interpret performance metrics and optimize accordingly. Confident communicator with experience presenting to senior stakeholders.
