JOB PURPOSE

Support role to multiple Aldar business segments and teams in analyzing market trends, competition, benchmarks, secondary sales, project business plans, sector performance, macro-economic & real estate research and producing reports.

ROLES AND RESPONSIBILITIES

  1. Establish and maintain comprehensive databases comprising Aldar’s Corporate in-house data and data obtained from third party sources covering:
  2. Macroeconomic & demographic research for Abu Dhabi and potential growth markets including historic trends and projections for GDP, employment, population, FDI, income & expenditure, tourism etc.
  3. Residential sales – track and analyze primary and secondary sales within Aldar’s portfolio and the wider market including sales price & incentives, sales volumes, buyer profile etc.
  4. Residential / retail / office / hospitality investment property – track and analyze sector performance including rental performance, occupancy rates, operational costs & service charges, Hotel ADRs etc.
  5. Support Aldar business segments in undertaking annual corporate business planning – emphasis on macro-economic & real estate cycle outlook and overall supply, demand & performance trends.
  6. Conduct market research, observe the investment environment and the macro-economic landscape and derive input for the 5-years business plan, for business verticals and planning processes across Aldar.
  7. Develop project business plans – emphasis on macro-economic & real estate cycle outlook and overall supply, demand & performance trends.
  8. Gather market intelligence on key activities and performance of local and regional competitors.

QUALIFICATION AND EXPERIENCE

RELATED YEAR OF EXPERIENCE:

Min of 10+ years of experience in a research, consulting or related field.

YOE IN MANAGERIAL POSITION:

Min of 4+ years’ experience in managerial position.

FIELD OF EXPERIENCE :

  1. Real Estate experience in research.
  2. Proven track record of effectively dealing with senior management.
  3. Experience in leading multi-disciplinary initiatives required.
  4. Preferably experience with managing cash flows analysis and financial modeling.

TECHNICAL AND INTERPERSONAL SKILLS

  1. Strong knowledge of UAE real estate market across a range of sectors.
  2. Strong analytical skills in building & managing databases and analyzing trends.
  3. Proficient in Excel, PowerPoints and other tools.
  4. Ability to multi-task across a range of activities and develop strong relationships with a range of internal stakeholders.

QUALIFICATION

•Bachelor’s degree in engineering, Business, or relevant degree. Master’s degree preferred.
