AC Technician Responsibilities (Interior Fit-Out)1. Installation and System Modification

  • Unit Installation: Installing various types of air conditioning units required for the fit-out, which commonly include:
  • Ducted/Non-Ducted Fan Coil Units (FCUs).
  • Cassette and Package Units.
  • Variable Refrigerant Flow (VRF) Systems components (indoor and outdoor).

  • Piping Systems: Fabricating, installing, and modifying the associated pipework:
  • Refrigerant Piping: Measuring, cutting, brazing, and insulating copper refrigerant lines.
  • Chilled Water Piping: Installing and connecting chilled water supply and return lines.
  • Condensate Drainage: Installing PVC or copper condensate drain lines with proper slope to prevent water leakage.
  • Ductwork Connections: Connecting piping, refrigerant lines, and control wiring to the ductwork installed by the Ductman, ensuring all connections are leak-free and insulated.

  • Wiring & Controls: Installing and connecting all control wiring, power cables, thermostats, sensors, and integrating components into the central Building Management System (BMS) or independent control panels.

  • Testing, Commissioning, and Handover

  • System Integrity Testing: Performing crucial integrity checks on the refrigerant system:

  • Pressure Testing using nitrogen (N2) to check for leaks.
  • Vacuuming the entire system to remove moisture and non-condensable gases.
  • Charging the system with the correct amount and type of refrigerant.
  • Air Balancing Coordination: Working with the Ductman to ensure Testing, Adjusting, and Balancing (TAB) procedures are completed to verify correct airflow rates (CFM) are delivered to each new zone and grille/diffuser.
  • Commissioning: Performing comprehensive pre-commissioning checks and final functional commissioning of all installed HVAC units to verify they operate according to design specifications (e.g., cooling capacity and set point achievement).

  • Troubleshooting: Rapidly diagnosing and rectifying any electrical, mechanical, or refrigerant faults that arise during the installation and commissioning phases to ensure a smooth handover.

  • Coordination and Documentation

  • Drawing Interpretation: Reading and interpreting detailed HVAC mechanical drawings, load calculations, and architectural reflected ceiling plans (RCPs) to ensure accurate installation and alignment with aesthetic finishes.

  • Trade Coordination: Participating in coordination with other trades (Electricians, Pipe Fitters, Civil/Ceiling teams) to ensure HVAC components are positioned correctly and clearances are maintained within tight ceiling voids.
  • Quality Assurance: Ensuring all installations meet required safety standards, local building codes, and manufacturer specifications.
  • Documentation: Completing detailed test and commissioning reports and assisting in the preparation of "As-Built" drawings to reflect the final installation.
