Role Purpose

We are seeking a detail-oriented Accountant / Finance Specialist to support the financial operations of our real estate development projects. The role is responsible for day-to-day accounting activities, project-based financial tracking, escrow account coordination, and compliance with UAE regulations, while supporting management with accurate financial reporting and controls.

This position is ideal for a hands-on professional with experience in real estate development, construction accounting, or project-based finance.

Key Responsibilities

  1. Accounting & Financial Operations

Maintain accurate accounting records, general ledger entries, and journal postings.

Prepare monthly financial statements and management reports.

Handle accounts payable and receivable, including contractor, consultant, and supplier payments.

Reconcile bank statements, escrow accounts, and company accounts.

  1. Project & Development Accounting

Track project costs, budgets, and expenditures against approved cash flows.

Monitor Interim Payment Certificates (IPCs) and contractor claims.

Coordinate advance payments, retention amounts, and performance bond records.

Support cost control and variance analysis for ongoing projects.

  1. Escrow & RERA Coordination

Coordinate with banks regarding escrow (SCRU) accounts.

Assist with RERA/TAS financial reporting and compliance requirements.

Maintain escrow inflow/outflow tracking and supporting documentation.

Support bank inspections and audits related to project financing.

  1. Compliance, Tax & Audit Support

Ensure compliance with UAE accounting standards and company policies.

Assist with VAT filings, VAT returns, and documentation.

Support external auditors, banks, and regulatory reviews.

Maintain organized financial records for audits and authority requirements.

  1. Internal Controls & Administration

Implement and monitor internal financial controls and approval processes.

Support contract administration from a financial perspective.

Assist management with financial planning, forecasting, and cash flow monitoring.

Skills & Requirements

Bachelor's degree in Accounting, Finance, or related field.

3–5 years of accounting experience, preferably in real estate development or construction.

Strong knowledge of project-based accounting and cost tracking.

Familiarity with escrow accounts, contractor payments, and IPC certification.

Experience with VAT compliance in the UAE.

Proficient in accounting software (e.g., Tally, QuickBooks, SAP, or similar).

Strong Excel skills and reporting capability.

High attention to detail, accuracy, and confidentiality.

Ability to work independently and meet deadlines.
