Role Overview

We are seeking an experienced and strategic Marketing Director
to lead and execute the marketing vision of Zimaya Development. This role will be responsible for driving brand positioning, project launches, lead generation, and sales enablement across all marketing channels, ensuring strong market presence and measurable business growth.

Key Responsibilities

1. Marketing Strategy & Leadership

• Develop and execute the overall marketing strategy for Zimaya Development in line with business and sales objectives
• Lead, manage, and mentor the in-house marketing team and external agencies
• Work closely with senior leadership, sales, and project teams to align marketing initiatives with project timelines
• Establish KPIs, performance benchmarks, and reporting frameworks

2. Brand Management & Positioning

• Own and enhance Zimaya Development's brand identity across all platforms and touchpoints
• Ensure consistency in branding, messaging, and visual identity across digital, print, and on-ground marketing
• Position Zimaya Development as a trusted and premium real estate developer in the UAE market
• Oversee corporate communications, PR activities, and brand reputation management

3. Project Launches & Campaign Management

• Plan and execute end-to-end marketing for project launches, including teasers, launch campaigns, and post-launch support
• Coordinate with sales teams to deliver high-quality leads and marketing collateral
• Manage launch events, roadshows, exhibitions, and broker engagement campaigns
• Ensure timely delivery of all launch materials such as brochures, presentations, hoardings, and digital assets

4. Digital Marketing & Lead Generation

• Oversee performance marketing across digital platforms including Google, Meta, LinkedIn, and property portals
• Drive lead generation, conversion optimization, and CRM integration
• Monitor and analyze campaign performance to maximize ROI and lead quality
• Stay updated on digital trends, prop-tech tools, and real estate marketing innovations

5. Content, Creative & Media Management

• Lead content strategy including website content, social media, video, CGI, and storytelling for projects
• Oversee creative direction for all marketing materials, ensuring premium quality and brand alignment
• Manage relationships with creative agencies, videographers, media houses, and production vendors
• Approve all creative assets before release

6. Budgeting & Vendor Management

• Prepare and manage the annual marketing budget with strong cost control and ROI focus
• Negotiate and manage contracts with agencies, portals, media partners, and suppliers
• Track and report marketing spend against performance outcomes

7. Market Research & Competitive Analysis

• Conduct market research to identify buyer trends, pricing benchmarks, and competitor strategies
• Provide insights to leadership on market positioning, demand forecasts, and new opportunities
• Support feasibility studies and go-to-market strategies for upcoming projects

8. Reporting, Analytics & Compliance

• Present regular performance reports to senior management
• Ensure compliance with UAE real estate marketing regulations and RERA guidelines
• Maintain accurate records of marketing approvals, campaigns, and materials

Qualifications & Experience

• Bachelor's degree in Marketing, Business Administration, or a related field (MBA preferred)
• 8+ years of experience in real estate marketing, with at least 3–5 years in a leadership role
• Proven experience in project launches, developer branding, and lead generation in the UAE
• Strong leadership, communication, and stakeholder management skills
