Role Overview

The Head of Audit will lead the internal audit function for a prestigious real estate developer specializing in luxury residential developments. This role will ensure governance, financial integrity, operational efficiency, and compliance across all development projects, corporate functions, and subsidiaries. The ideal candidate will bring a strategic mindset, strong real estate industry experience, and the ability to operate in a fast-paced, growth-oriented environment.

Key Responsibilities

Internal Audit Leadership

• Develop and implement the annual internal audit plan aligned with business strategy.
• Lead and oversee all internal audit activities across development, construction, procurement, finance, and operations.
• Establish internal audit frameworks, methodologies, and best practices appropriate for high-value residential projects.

Risk Management & Controls

• Identify, assess, and monitor key risks across the business, including project delivery, financial controls, compliance, and governance.
• Strengthen internal controls related to procurement, contractor management, project costing, sales processes, and cash management.
• Provide recommendations to mitigate risks and enhance operational efficiency.

Project & Financial Audits

• Conduct audits of real estate development projects from land acquisition through construction to handover.
• Review project budgets, cost projections, contractor performance, variation orders, and milestone payments.
• Evaluate financial statements, cash flows, and compliance with IFRS and UAE regulatory requirements.

Reporting & Stakeholder Management

• Prepare clear audit reports for senior management, board committees, and external stakeholders.
• Present findings, risks, and improvement plans to the CEO, CFO, Board Audit Committee, and project leadership teams.
• Maintain strong relationships with external auditors, regulators, and lenders.

Compliance & Governance

• Ensure adherence to UAE laws, RERA/DLD regulations, and internal governance policies.
• Oversee anti-fraud initiatives, whistleblower procedures, and compliance investigations.
• Promote a culture of transparency, accountability, and continuous improvement.

Candidate Requirements

Education & Professional Qualifications

• Bachelor's degree in Accounting, Finance, Business, or related field.
• Professional certifications preferred:
  CIA, CPA, CA, ACCA, CFE
  .
• Additional training in risk management or real estate auditing is an advantage.

Experience

• 10+ years of audit experience, with at least 5 years in a leadership role.
• Proven experience within
  real estate development, construction, or large-scale project environments
  .
• Strong understanding of procurement, project accounting, cost management, and construction workflows.
