Director of Real Estate Development

Position Overview: We are seeking a highly qualified and strategic Director of Real Estate Development to lead and oversee all aspects of our development projects. The ideal candidate will possess over 10 years of experience in the UAE real estate market, with at least 5 years in a director-level role. This position involves managing the complete lifecycle of real estate developments — from land acquisition and concept planning to execution, approvals, handover, and post-development review. The candidate must have deep knowledge of Ajman's municipal regulations and must be capable of aligning projects with both business goals and legal compliance. In addition to overseeing development projects, the Director will act as the Head of the Company, responsible for managing and coordinating all core departments including Finance, Collection, Human Resources, Marketing, Administration, and Sales. This role requires high-level leadership to ensure departmental alignment with business objectives, financial efficiency, employee performance, and brand positioning. The Director will also work closely with the ownership and board to develop and execute company-wide strategies, manage operational budgets, and lead organizational growth across all verticals. Key Responsibilities: Project Development & Management
• Oversee the entire development cycle of residential, commercial, and mixed-use projects in Ajman.
• Lead feasibility studies, project planning, and budgeting in coordination with finance, design, and legal teams.
• Define and manage project timelines, budgets, and deliverables from land acquisition to final handover. Strategic Planning & Execution
• Develop short- and long-term development strategies aligned with market demand and company growth objectives.
• Conduct market and demographic analysis to guide new developments and reposition existing assets.
• Identify and pursue new development opportunities including land procurement and joint ventures. Government & Regulatory Compliance
• Ensure all projects comply with Ajman Municipality, Ajman Land Department, and other regulatory authorities.
• Obtain necessary permits, NOCs, and approvals during planning and construction phases.
• Liaise with Ajman government officials and regulatory bodies as a company representative.

Team & Stakeholder Management
• Lead and manage internal development teams including architects, project managers, and consultants.
• Appoint and supervise external consultants, contractors, and legal advisors.
• Communicate regularly with stakeholders, board members, and investors regarding project status and risks. Design & Technical Oversight
• Work closely with architects, engineers, and planners to ensure design aligns with the vision, budget, and regulations.
• Review and approve design proposals, technical reports, and construction drawings. Reporting & Risk Management
• Prepare and present detailed project updates, cost reports, and risk assessments to executive leadership.
• Identify potential risks in project timelines, costs, or quality, and implement corrective measures as needed.
• Any other task assigned by the management Requirements:
• Language: Native Arabic speaker with fluent English (written and spoken)
• Experience: o Minimum 10 years of real estate development experience in the UAE o Minimum 5 years in a senior leadership role, specifically as a Director of Development
• Education: Bachelor's degree in Civil Engineering & MBA is a plus
• Skills & Knowledge: o Strong understanding of UAE real estate laws, especially Ajman regulations o Expertise in project lifecycle management, land acquisition, feasibility studies, and cost control o Excellent leadership, negotiation, and presentation skills o Proficient in project management software and Microsoft Office Suite o Strong network within Ajman's real estate and government sectors
