About the Role

The Financial Data Analyst will transform financial and operational data into actionable insights that support project evaluation, construction cost control, and strategic decision-making. The role requires advanced analytical skills, strong financial modeling expertise, and hands-on experience in the real estate and construction sectors.

Key Responsibilities

1. Financial Analysis & Modeling

  • Develop comprehensive financial models for real estate development projects and construction budgets.
  • Conduct IRR, NPV, cash flow, and sensitivity analyses for new and ongoing projects.
  • Perform variance analysis of budget vs. actual performance across projects and business units.

2. Data Analytics & Reporting

  • Collect, clean, and analyze datasets from ERP systems, project management tools, and financial databases.
  • Design and maintain BI dashboards and reports using Power BI, Tableau, or similar tools.
  • Prepare monthly, quarterly, and annual reports covering cost tracking, financial performance, and revenue trends.

3. Project & Cost Performance

  • Monitor project cost structures, WIP (Work in Progress), contractor invoices, and procurement spend.
  • Analyze construction material pricing and labor cost trends for forecasting and budgeting.
  • Provide insights on project profitability, budget risks, and cost optimization opportunities.

4. Market & Industry Insights

  • Track real estate and construction market trends including pricing, supply-demand dynamics, and regulatory updates.
  • Conduct benchmarking studies on construction costs and market pricing strategies.
  • Support management with market intelligence reports for strategic initiatives.

5. Systems, Compliance & Process Improvement

  • Ensure data accuracy and integrity across financial and project management systems.
  • Support internal and external audits through accurate reporting and documentation.
  • Automate repetitive reporting tasks and improve analytics processes for efficiency.

Qualifications

  • Bachelor's degree in Finance, Accounting, Economics, Data Analytics, or related fields.
  • Professional certifications preferred: CFA, CMA, ACCA, or equivalent.
  • 5–7 years of experience in financial analysis and data analytics
    within Dubai real estate and/or construction industry
    .
  • Strong understanding of real estate development cycles, construction cost structures, and Dubaimarket norms.
  • Experience with ERP platforms such as SAP, Oracle, Yardi, or similar.
  • Proficiency in BI tools (Power BI, Tableau, Qlik) and advanced Excel.
