**Purpose**:
The Property Care Agent will have the full responsibility of managing daily operations at assigned properties. Tasks include maintaining property rentals, marketing, and filling vacancies, screening prospective tenants, enforcing leases and securing premises.

- Presenting properties and provided amenities in a positive light to prospective tenants
- Advertising available properties using a variety of media and promoting materials
- Assist manager in developing and implementing effective marketing
- Maintain a strong closing ratio
- Utilize PSI expectations and procedures to warmly greet prospective clients, qualify, determine needs and preferences, professionally present the property and apartment homes, utilize feature/benefit selling, close the sale and follow-up
- Answer incoming phone calls professionally and handle accordingly, whether the caller is a prospective client, a client, an internal Company team member or a vendor
- Maintain accurate client records in accordance with Company policy

**Customer Service Orientation**:

- Ensure professional communication with PSI clients by presenting PSI in the best image
- Exceed Clients expectations by providing the best approach in meeting client’s needs and requirements
- Abide by PSI code of conduct by appearing formal, elegant, and being professional all the time.
- Answering and responding to telephone inquiries and schedules site visits as per PSI policy
- Accompany buyers during visits to and inspections of the property, advising them on the suitability and value of the property they are visiting
- To maintain SLA for response time and follow up with the client
- Contacting leads immediately and meeting the client ASAP and providing a solution

**Knowledge**:
**Real Estate Knowledge**:

- Deep understanding of commercial & residential real estate industry
- Strong capabilities in and deep understanding of financial demonstrating and market research
- Monitor the property market to watch out for new and old properties up for sale
- Sharing competitive knowledge with your teammates & superiors
- Knowledge on comparing our services with competitors & assuring our standards above the market
- Familiarity with Rules and Regulations applicable to real estate in a particular region (Abu Dhabi/ Dubai) like mortgage news, and general updates on the current market
- Compares properties with similar properties that have recently sold in order to determine its competitive market price
- Review advertisement on a weekly basis & assure the availability & the correctness of its contents
- Publication of real estate news and has an advice section for both Clients and agents

**Project Knowledge**:

- Knowledge and up to date on projects’ information/descriptions
- Make sure to clearance of all project knowledge tests provided by PSI

**Procedures**:

- Managing the units which are under a property management agreement with PSI
- Advising on the prevailing market rate for rental of the property
- Liaise with the leasing department to list the property for rent and find prospective tenants
- Assisting the tenant move-in and unit handover providing tenants with a welcome letter containing contact information for emergency contacts, maintenance hotline including maintenance request procedures
- Collecting security deposit and rental payments on the landlord’s behalf. If required, to deposit the rental payments into the Customer’s bank account
- Coordinating the property registration and the Lease Agreement with Tawtheeq to comply with the rules and regulations of the Abu Dhabi Municipality, ADCC, cooling, gas service and etc.
- Coordinating with developers, facility management companies and other third party entities regarding service charges, rules and regulations, updates and circulars regarding the property
- Provide tenant service acting as a point of contact regarding issues, maintenance concerns, lease coordination and any other questions that the tenant might have
- Submitting a detailed financial report to the landlord at the end of the tenancy cycle reflecting expenses and income generated from the property
- Acting as a focal point between the landlord and tenant for any issues related to the property, and keeping the landlord posted concerning any of the tenant's issues in the unit
- Ensuring that the services provided to landlord / tenant are done as required in coordination with the relevant department, and act as a focal point between them and the customer
