**Job Title**: Real Estate Operations Manager

**Key Responsibilities**:

- **Operations Management**:

- Oversee the day-to-day operations of real estate projects and portfolios, ensuring efficiency and effectiveness.
- Manage and optimize operational processes related to property leasing, sales, maintenance, and tenant relations.
- Supervise property management teams and ensure timely and efficient responses to tenant needs.
- **Team Leadership**:

- Lead a team of professionals in various departments, including property management, leasing, maintenance, and customer service.
- Provide training, guidance, and performance evaluations to staff.
- Foster a collaborative and high-performance team culture.
- **Financial Oversight**:

- Prepare and manage budgets for real estate projects, including cost controls and financial reporting.
- Monitor expenses and ensure profitability by managing resource allocation effectively.
- Review contracts and agreements for compliance with terms and conditions.
- **Market Analysis & Strategy**:

- Conduct market research to stay updated on trends, pricing, and new developments in the Dubai real estate market.
- Develop and implement strategies to enhance profitability, occupancy rates, and tenant satisfaction.
- Analyze market data to identify opportunities for growth and investment.
- **Regulatory Compliance**:

- Ensure all operations comply with real estate laws, regulations, and best practices.
- Stay up to date on relevant legal and regulatory changes and implement necessary adjustments.
- Liaise with legal advisors to manage property contracts, renewals, and disputes.
- **Client & Stakeholder Management**:

- Maintain strong relationships with property owners, tenants, developers, and other key stakeholders.
- Address customer inquiries, complaints, and concerns promptly to ensure a high level of satisfaction.
- Negotiate contracts and agreements with clients and vendors.
- **Reporting & Performance Tracking**:

- Prepare regular reports on operations, financial performance, occupancy, and other key metrics for senior management.
- Track KPIs to evaluate and improve operational efficiency.
- Present insights and recommendations for business improvements to senior leadership.

**Qualifications & Skills**:

- **Education**: Bachelor's degree in business administration, Real Estate, Property Management, or related fields (master’s degree is a plus).
- **Experience**:

- At least 3-5 years of experience in real estate operations in UAE.
- Experience in managing large-scale residential, commercial, or mixed-use properties is preferred.
- **Knowledge**:

- Strong understanding of real estate laws, market dynamics, and regulatory environment.
- In-depth knowledge of real estate management software and systems.
- **Skills**:

- Excellent communication, negotiation, and interpersonal skills.
- Strong financial acumen and budget management skills.
- Ability to lead and motivate a team.
- Problem-solving and decision-making capabilities.
- Proficiency in Microsoft Office and real estate management software.

**Preferred Skills**:

- Knowledge of Arabic (spoken or written) is a plus.
- Certification in Real Estate Management (e.g., RERA certification).
- Strong networking abilities and established relationships in the UAE real estate sector.
