**Job Title**: Property Manager
**Department**: Real Estate / Property Management
**Reports To**: Owner
**Job Summary**:
The Property Manager will oversee the day-to-day operations of residential, commercial, or mixed-use properties, ensuring optimal performance, tenant satisfaction, and financial profitability. This role involves managing leases, coordinating maintenance, handling tenant relations, and ensuring compliance with local regulations. The Property Manager will also work closely with the accounts, leasing, and maintenance teams to maintain smooth property operations.
**Key Responsibilities**:
- **Property Operations & Maintenance**:
- Supervise and coordinate maintenance, repairs, and renovations.
- Conduct regular inspections to ensure properties are in excellent condition.
- Manage relationships with contractors, vendors, and service providers.
- **Tenant Relations**:
- Handle tenant inquiries, complaints, and requests professionally.
- Ensure tenant satisfaction and retention.
- Manage lease agreements, renewals, and move-in/move-out procedures.
- **Financial Management**:
- Prepare and manage property budgets, including operating expenses and capital expenditures.
- Collect rents and ensure timely payments.
- Work with accounting to prepare financial reports and forecasts.
- **Compliance & Documentation**:
- Ensure compliance with local laws, regulations, and company policies.
- Maintain accurate records for leases, contracts, and tenant communications.
- Handle insurance, safety inspections, and other legal requirements.
- **Team Coordination & Reporting**:
- Coordinate with leasing, maintenance, and accounting teams for smooth operations.
- Report regularly to senior management on property performance, occupancy rates, and financial results.
- Assist in implementing strategic plans to improve property value and efficiency.
**Qualifications & Skills**:
- Bachelor’s degree in Real Estate, Business Administration, or related field.
- Minimum of 3-5 years of experience in property management or real estate operations.
- Knowledge of local property laws and regulations.
- Strong financial management and budgeting skills.
- Excellent communication, negotiation, and problem-solving abilities.
- Proficiency in property management software and Microsoft Office Suite.
- Ability to handle multiple properties and prioritize tasks effectively.
- **Language skills**: Fluent in **Arabic, Hindi, Urdu, and English**.
